Cabañas Playa Condesa

This place is really beautiful. Stunning views of the water - the sea is literally right in front of the hotel. Amazing views from the little pool too. Lots of lovely spaces to sit and have food/drinks and watch the ocean. A very short walk to the beach. Playa Paraiso only a 10 minute walk. Lovely staff.

Be prepared for no air conditioning. It was 35 degrees (celcius) and our room was a hot box. There are fans but you have to have them on full blast and they are seriously loud. We didn’t sleep super well. We were staying in one of the ‘Deluxe Double or Twin Rooms’. I would recommend the larger Sea View rooms, from reading the other reviews they might be cooler. Because of the above, the room wasn’t ideal to ‘hang out’ in if you are looking to do that ie lie down during the day. But then, the common areas of the hotel including the restaurant are beautiful. Shower pressure very weak. Bring mozzie repellant!

Only issue was entering the property through the main conservation area, there was occasional traffic but otherwise nothing bad at all. This is outside of the hotel’s control.

Claiming that there is breakfast available at property while the restaurant staff arrives between 10 and 11 is misleading. No fridge or coffee maker in room so also no option to prepare breakfast on your own. However, neighboring hotels serve breakfast so there are options.

The property was very well thought of and nicely decorated with natural materials and aesthetically very pleasing. The double bed with sea view room was gorgeous and had a terrace almost directly onto the rocky shore. In front of the property there is no beach, but few 100 metres away you have one of the nicest beach in Tulum (Playa Palmas and Paraiso) and next door is the brilliant Mezzanine hotel with a excellent Thai restaurant with a gorgeous terrace overlooking the Caribbean sea.

We had booked two rooms for our family of four. The first room was superior and was very beautiful and specious. Only downside was the blocked sink that drained so slowly that left soap residue up to the brim of the stone sink. You could not use it for more than few seconds. However the second room was a disappointment. It was stuffy and humid. The two fans did not help at all and even with all windows and door open I could not get to sleep all night. Also there is not clothes rack or safe deposit box or sockets near the bed as advertised. The room is on the upper floor and advertised as having a balcony but that is only the hallway leading to the rooms. Worst of all the bedding was 100% polyester and it was the worst feeling in the humid climate. I asked for a new bedding and got a response only 2 days after leaving the property which is not good communication. They claimed that the bedding is the best quality cotton sheets which it was but only in the superior room. The claim to fame of the Cabanas is sustainability and they are partially succeeding - shame about the polyester bedding. The cabanas were empty with no other guests. The internet was almost non existent in the rooms. The people working in the Cabanas were nice.
