"Tiny stay near Kundasang center"

Close to Kundasang center, with hot water and a nice view.

The place was a bit run-down and not super-clean. Overall good for a short stay but not very confortable for longer period.

"never again"

To be entirely honest, there are only two things I could appreciate about this place: the reliable Wifi connection and the view of the mountain from the balcony, weather permitting.

Despite being a seasoned traveller, I really was not happy in this place. * There was no reception or staff member on site who could speak English (except when I checked in). * There was no fridge, not even in what passes for the communal kitchen. * Throughout the 3 days of my stay, the adjacent garden/farm had equipment producing almost continuous massive noise between 7 am and 6 pm, with only short intervals of quiet in-between. It sounded like a generator or pressure cleaner. This meant no relaxing on the balcony or inside the room. * The floor was not level, but sloped down a bit towards the balcony. * Leakage in the bathroom and a primitive plumbing system. * Loud thumping music played by a neighbour on most evenings, beginning around 6 pm. * Traffic noise, especially many motorbikes. * Dreadfully steep and delapidated access road. * Paperthin walls. Most neighbours were considerate, but on my first night there was a family with young children on the top floor that made a ton of noise. Despite my complaining to the property manager, that guest did almost nothing to reduce the noise. Under no circumstances would I ever want to return here. Nor in the poor and drab town of Kundasang, for that matter. I had expected much better from the nearest town to a UNESCO site.

"Good price, a bit rustic, but I'd stay again"

It had all the facilities, great view of Mt Kinabalu in the early morning when it was clear. Close to the centre of town (400m) where transport from Kundasang can be found. It was also about the cheapest place available. Easy to get to Kinabalu Park HQ using local transport (but returning is tricky - get a driver's number to pick you up, because buses are few and don't stop if full). I'd happily stay again.

A few minor quibbles- there was no towel and though the signs say "just ask", it was 9:45pm when I noticed and pouring rain all evening, so I didn't go and ask. The place is quite rustic but clean, only one small drip occurred (in a non-critical area) despite the torrential rain (so that's a positive). The shower and bathroom are in the same room without a curtain so the floor gets wet (seems not uncommon- happened in a cheap place in Singapore too.)

"Good location, nice view"

Location. The view from the balcony & the fact it has a balcony, with a small kitchen. The water pressure was good, the wifi worked well, electric plugs are actually close to the bed. The bed was comfortable, but please change the pillows.

Pillows (although keep in mind that all the pillows we tried in Sabah were bad. So maybe it's a regional thing) This will sound strange, but we hated the knives. First of all they give a murder / slasher vibes, but what is worse, they are completely dull. Cutting a mango was quite an undertaking already. And they have the same dull knives in the rooms and in the communal kitchen.
