Great location

We checked in on Saturday (1st may) and immediately discovered that neither the Wi-Fi nor the television were working. We contacted the host straight away and a maintenance contractor attended, confirming there was a Wi-Fi outage. While issues can happen, after checking reviews we found multiple complaints spanning months from previous guests reporting the exact same problem, suggesting this was an ongoing issue rather than an isolated incident. The replacement Wi-Fi router provided also did not work. Unfortunately, this was only one part of a very disappointing stay. The property was in a far poorer condition than expected, with visible damp and mould, staining throughout the rooms, a broken shower, and heavily worn furniture and fixtures. Mould is not simply cosmetic and can have implications for health, particularly in enclosed spaces. We were also extremely uncomfortable with the security of the property. The room door was visibly splintered and damaged, and after reading reviews mentioning thefts from the property, we no longer felt safe leaving any valuables behind. This meant we had to carry all of our belongings with us whenever we left, which significantly affected our ability to relax and enjoy our trip to Brighton. We did not feel comfortable escalating these concerns further during our stay due to the condition of the property and the reviews we had read, and we were also not in a financial position to secure alternative accommodation at short notice. In addition, we paid £40 for two 24-hour parking permits but were only permitted use of the parking space from 3pm Saturday until 11am Monday, which did not reflect what we had paid for. Following our complaint, the host offeredn a £50 partial refund. While we appreciate the gesture, we do not feel this adequately reflected the extent of the issues experienced or the impact they had on our stay overall.

Very clean, amazing location, enjoyed our stay overall.

Shelf under mirror was coming off the wall, things kept falling off it. Shower head didn’t stay up right, bad water pressure in shower also. People smoking outside in the courtyard need to be told to smoke further into the car park. Both mornings from about 6am I had to shut the windows because our room/clothes stank of cigarette smoke.

Shabby, with some broken / worn fixtures and fittings (e.g shower, coat hangers), and a poor quality mattress. The room wasn't up to expected standards of cleanliness.
