The place is most conveniently located.

I didn't end up staying at the Rooming House as the check-in information provided by the property was incorrect and I walked in on someone in the room # they had included in their most recent message on the app. No one answered at the number provided and I did not feel like waiting in the small kitchen indefinitely, so I ended up just booking another place since I only had a few hours to explore DC. In the end, they did end up responding within an hour of my arrival, but unfortunately I had already left. It turned out they had mistakenly sent me a message with the wrong room number that was meant to go to a different guest. I would also suggest ensuring a very accurate ETA (or ensure your estimated time is on the earlier side not the later side). I arrived at 18h30, but based on the reply from the property that finally sent me the correct (unoccupied) room number they seemed to think it was fine since they responded with the correct check-in information within the 19h-80h window that I put down as my estimated check-in time, and were not willing to refund the booking even though this information came after I had already left.

The host was very friendly and the instructions to check in and out were well written. Lacking house rules, though.

The sheets were never changed (stay:6 days), and in general the apartment and the entrance was not very clean.

At home, thanks to the host, there is a warm, almost family-like atmosphere. If you have any questions, feel free to ask him, and he will certainly help. Everything is clean, and the kitchen is equipped with everything you need. The building is historic, located in a vibrant neighborhood, and very close to downtown Washington, D.C. I recommend without any hesitation!
