WARNING! Cockroaches, dirty linen and scammers! We booked accommodation at De Saram Residencies for dates from February 22, 2025 to March 15, 2025. The accommodation is teeming with cockroaches, there are several types: very huge ones - similar to Madagascar and small ones. These cockroaches crawl everywhere: in the refrigerator, rooms and toilet. When we checked in, we found that half of the towels were dirty and there were stains on one of the sheets. We reported this to our apartment manager, he promised to call the cleaning service and they would replace the towels and linen, but no one came to us. When we saw the cockroach invasion and dirt in the apartment, we told the managers that we wanted to move out early and asked for a refund for the period that we would not be living in the apartment. The managers initially passed us around, said they were waiting for us to agree on a refund, but a day later they simply ignored us and did not answer our calls or hung up on us! They only answered us after we said we would go to the tourist police. Our apartment manager came to us in person to discuss our problems. We started asking him questions and asking him to call the managers because they were ignoring us. At one point the manager told us that he was going downstairs to meet the tourist police, whom we invited, and would come back up to our apartment. But after he left the door, he disappeared, stopped answering our calls and messages and started ignoring us, although communicating with us is his job! Beware of this accommodation, you will get very poor quality, which is barely 2 stars, but not 4. The owners are scammers, they will treat you rudely and ultimately your holiday will be ruined and you will lose your money. The owner promised to return the money, but never returned anything. P.S. I don't know where good reviews for this property come from. I think it's fake. Also note that the first 10 reviews are quite old - from 2024

WARNING!!! Bed Bug infestation! Fithly and Poor Management! Our family stayed at De Saram Residencies in Mount Lavinia and was extremely disappointed. On arrival, the apartment was filthy—with rotten food in the fridge, full rubbish bins (including used sanitary products). Within the first day, we were all suffering from bed bug bites all over our bodies. We checked 3 of the mattresses and found clear signs of bed bug infestation, including dark spots, excrement, and shed exoskeletons. Despite our complaints, the management offered no viable solution - so we left. They did not even attempted to fumigate the place and accepted new guests within a day or two. No refund and have ignored both us and Booking.com. Do not stay at this place!!!

The building and rooftop is nice.

The apartment was relatively dirty, more specifically the towels, bathroom toilet seats. Additionally, no soap, no toilet paper nothing is given for travelers that just come for a few days and do not want to shop for everything.

For those who love staying active, the gym facilities were top-notch, offering a range of equipment that catered to both casual users and fitness enthusiasts. Complementing this was the rooftop pool, a true gem. Whether it was a morning swim or an evening dip, the pool provided a refreshing escape with the added bonus of breathtaking views. What truly made our experience special was the rooftop garden. It’s a beautifully designed space where we could unwind and relax in the evenings, enjoying the calm ambiance while soaking in the city lights. It quickly became our favorite spot to chill out and recharge. In every aspect, De Saram Residencies impressed us with its attention to detail, thoughtful amenities, and welcoming vibe. Whether you're in town for work or leisure, this is a place that guarantees comfort and style. Highly recommended!

However, there were a couple of areas for improvement. The air conditioning in the sitting area wasn’t as effective as we would have liked, which made the space a bit less comfortable during hotter times of the day. Additionally, the bathrooms occasionally had an unpleasant odor, which detracted slightly from an otherwise excellent experience. Despite these minor issues, De Saram Residencies is a fantastic place to stay, offering a well-rounded experience with exceptional amenities. With a few improvements, it could easily reach perfection. We would still highly recommend it for anyone looking for a secure, clean, and relaxing urban retreat!
