Bookings for 6 or more guests are not permitted without speaking to us first. To secure your reservation, we require a copy of the debit or credit card used for the booking to be held on our booking system. Parking instructions: Park directly outside the property before the parking meters, or behind the building, where parking is free for up to 4 hours. Parking is also free between 18:00 and 08:00. The roads opposite the property are free to park on between 12:00 and 18:00. Reception is open for check-in until 10:00 PM. After this time, self check-in can be arranged; however, you must contact us before 10:00 PM to make these arrangements. Any items left in the room after departure will be retained for 7 days. If they are not collected within this period, they will be disposed of.Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Guests under the age of 18 can only check in with a parent or official guardian. This property does not accommodate bachelor(ette) or similar parties. A deposit may be required at the property.

"A wonderful gem of a hotel immediately outside Brighton’s hubbub."

Its located on the seafront within a minute of bus routes or experience one of the best prom walks there is. All year long lagoon sports. Friendly helpful recreation. Half rooms are sea-view. All rooms are spacious in superb order and quiet and peaceful. It’s a pleasure to stay there.

No breakfast or dinner option, but that’s the time of year.

staff very helpful,

Room was not great, low ceilings ,damp in bathroom, bed had stains on, stairs are steep get up to rooms, parking is a nightmare, twice went down for food no one serving so just walked back out, you can see they are working there way around the rooms, staff are very helpful, location is good nice views, wish them the best but have a big job on there hands
