"Exceptional"

Day reception lady Parking Clean

Night staff. Reception man was rude. Bar staff when seen were exceptionally rude. Reception man had to get bar staff from goodness knows where then because they were disturbed they were RUDE. I guess being disturbed didn't suit them! I saw some other guest's having the same issue. This was around midnight. The menu states 24 hour for guest's. I would hate to order at 4am!

"Good place to stay for a short, few days visit."

Breakfast was good,expecting more versatile. Few miles to the city center,but i didn't mind walking and seeing the city. Hotel was little run- down but cosy and big rooms. Staff was very friendly and helpfull.

Hotel Restaurant wasn't open when they said it would be. Interior could be more modern just with little details so hotel would not look so shabby.

"OK but wouldn't stay again"

Clean room comfortable bed

Car parking especially having gone out for the evening only to return and find car park rammed full with no space left. Csr park was occupied by visitors at the adjacent bar. Room faced onto main road so traffic noise all night and due to hot overnight temperature window needed to remain open

"Consistent, no-frills accommodation - and that's good enough"

This was my third visit. I come back because PPH offers all the basis essentials at a fair price (via Booking.com, anyway), and it's close enough to Brighton centre to be convenient enough. There's a bus stop right outside the hotel and a train station 5 minutes walk away.

Amusing, more than a deal-breaker, but there were moments when I half-expected Basil Fawlty to appear - e.g. when impromptu staff discussions occurred over breakfast (in full view and hearing of guests), or when no-one knew if the bar was serving food (because the cook had his overseas family staying)! As it happens, an onsite bar isn't essential to me - which is lucky, as I've seen more inviting funeral parlours (mainly due to staff demeanour).

"Preston Park vs Central Brighton? This time, I chose the value and calm of Preston Park"

I came back. The hotel works well for me - but its location, may not be for everyone. However, if you can cope with being a shortish bus / Uber / taxi / train ride from central Brighton, it offers good value.

There's a limited choice of food and beverage venues nearby - but local cafes and pubs have their own charm.
