The room had a really bad smell and the shower room was rough and ready needs some work towels like sandpaper Very disappointing I left my phone charger in room plugged in by tea and coffee when I called to ask they told me to call back when I did call back again they said they would look and call me back but nobody bothered 😕 guess I am not get my charger back I definitely will not book again Skipped Breakfast

In comparison to other hotels in the area the cost of this hotel which included parking and breakfast for 3 people was considerably better value for money than anywhere else. The staff were friendly and hard working from the moment we checked in. The bar was well stockes and prices were within keeping of the area. Would definitely stay again next time we visit Brighton

I liked the Preston Park Hotel overall. My room was a decent size and had all the basic essentials - including a bath, which I really appreciated - and reliable Wi-Fi. The breakfast was excellent - a generous range of cooked items from a self-service buffet in a pleasant dining area. The room rate (at Booking.com) was fair value too (and cheaper than the hotel's own site); this also reflects the hotel's position away from the city centre (15 mins by bus on a good day).

There's no doubt that the hotel could benefit from refurbishment (but I got a bath instead). My main disappointment was the bar staff, who were unwelcoming and unfriendly: I felt like an irritating intrusion on the barman's conversation with his colleague / friend / family member. I didn't stay and didn't see anyone else stay either.

room was big enough with big toilet/bath. location to get bus to go in city centre.

but the water pressure was to low, and 2 times we were not able to take a shower because there was no water and we were with shampoo in head while there was a bit and after it was any, so i had to boil water and use a container to wash my head. everything in room is very very old, the breakfast is awful. the curtains and chairs were toooooo old and tooooo dirty.

The staff was very friendly, everything was very clean and we had a lovely breakfast in the morning.

We would have liked air conditioning in our room or at least a fan because it was very warm in our room. Opening the window didn't really help. Also, our shower wasn't too great. The water from the shower spray came out weak. The flush of the toilet wasn't strong either, which was a bit annoying.

It was close to the relative we were visiting.

I booked early check in for 12.30 over the phone and was told payment would be taken from my booking card - we arrived late due to traffic. The receptionist highlighted this and told me I hadn’t paid; it was the same one I’d spoken to on the phone. She processed payment then (£25 - at 2.30pm when regular check in was at 3pm) but when we arrived at our room it was still being cleaned and we had to stand and wait in the stifling, narrow corridor that shelled strongly of gloss paint. The room was basic but mostly clean, the mattress was very soft and thin so you could feel the bed frame underneath it, the curtains were ill fitted and the window wouldn’t stay open, there was no fan or air conditioning in the room and while it was 27 degrees outside, it felt more like 40 degrees inside. The bar downstairs was advertised as being open until 11am on a Sunday, the loud music and noisy crowds continued until 2pm and we could either be kept awake by the noise to mitigate the stifling room or struggle more. It’s on a noisy road too, so a fan in the very least would have helped. We had to jam the window open by wedging a drinks can into the hinge section of the window. There were somebody else’s clothes hanging in the wardrobe, the toilet wouldn’t flush and we were told someone would check it, but when we returned, it was clear that nobody had. The breakfast provisions were basic and cramped , there were no vegetarian alternatives to the meat items, and the service seemed overwhelmed and unable to fully cope with their roles. Parking was supposed to be available but the car park was inundated with party goers who took hotel guests spaces and the hotel was dismissive and ill equipped to manage it. We had to block in other users and gamble on being g called in the middle of the night to move our car. This is even though they ran a parking validation scheme to allegedly avoid misuse of the facilities and incurring charges.

Basic but ok for us and convenient for where we needed to be.

Thought there was a lift as a member of our group couldn't manage the stairs so consequently had to pay a small supplement to change to a ground floor room.

proximity to marathon start line and friendly staff
