Princess Heights Luxury Boutique Condo Hotel

This was the best hotel we could have chosen! It’s located on a mountain by dawn beach in a quiet area on the Dutch side of the island which we preferred over the French side. Parking is very easy and convenient and it’s close to a lot of restaurants on the Dutch side. The rooms were very clean and fully stocked with towels and dishes. We slept the best we have this whole year on that comfortable king sized bed as well! The staff are all super helpful and friendly including the nighttime security. The pool was extremely large, clean and has a beautiful view of the ocean and st barts. I would highly recommend this hotel if you choose to go to Sint Maarten!

Staff was wonderful and greatly accommodating. The room(s) were perfect; ample space throughout the space making it a perfect place to relax after exploring the island all day!

The elevator does not reach the Pool directly. You need to either drive or walk 3 sets of stairs.

We stayed here in March 2025. The property itself is fantastic. The master bedroom was huge with a view of the ocean. The living space with an extra bed also had an ocean view. We enjoyed coffee and meals on the deck, which of course also had an ocean view. We rented a car from.SXM and it was absolutely necessary. I was a little leery at first, but you definitely need a car with this location. It’s easy to get around and we were able to explore the entire island. There are markets close by and a little French café, where we grabbed breakfast every morning. The housekeepers were very friendly and great. This is definitely not like a hotel though so we had to restock our own water beverages, coffee, etc. which was totally fine.

Our stay at Princess Heights luxury boutique condo was beautiful. The room was spacious and modern. The kitchenette was convenient for heating meals and storing food beverages. The temperature of the room was perfect. The only down side was the lighting could be better during the evening. The view from the balcony was gorgeous. The housekeeping staff was very accommodating and kept the room in top notch. The continental breakfast was great- some of the best home made croissants ever. The hotel was a bit far from some of the things we had planned but we rented a car which made it very easy to get around. Several restaurants accommodated food delivery as the hotel does not have room service. It was in walking distance of the beach about five minutes and a two minute walk to the iguana colony where families of iguana and other wild life rest.

The property was in an amazing location on a hill overlooking the beautiful blue waters and other majestic small Islands. You seem to be in paradise. I can’t say anything negative about my stay. You have access to both French and Dutch living & dining.
