"A couple of annoying hiccups, but a lovely place"

We arrived in Rockport well before check in on Sunday and wound up needing to park far from Addison Choate. We tried to call AC to check on parking (remembered they had it but wasn't sure how it worked), but the hotel phone's mailbox was full. Reaching a full mailbox when you want to ask about check in is annoying. Turned out there was ample parking at AC, but we didn't learn that until we walked there after check in time and then needed to walk back to get our car. The host who met us said he had been trying to call us, but my phone had no evidence of that and my phone number listed in hotels.com is correct. The web info for AC says breakfast is included. (It still does today as I write.) There was an apology in the room from the owners saying they had discontinued breakfast so that they could keep room prices lower. Fair enough. But correct the information on your website. They had also left vouchers for discounts on breakfast, but the place we chose did not recognize the voucher. That also was no big deal, but if you are going to offer vouchers make sure the vendor knows about them. One other thing. The stairs to our room were extremely steep. They deserve a warning in case anyone has a mobility issue. Fortunately, we didn't. Apart from the trouble calling AC and the false advertising about breakfast, our stay was lovely. The room was comfortable and nicely furnished. The place is funky and an easy walk to Rockport.

"Frustrating Stay"

Arrived July 11 for a two night stay at this Bed & Breakfast arriving via contactless check-in through the internet. A letter was on the bed signed by the owners explaining breakfast had been discontinued mid 2025. The reason for this was rising costs made it prohibitive to provide this service, however our room rate remained the same. Instead, 10% coupons were left at a choice of 3 local restaurants. We were NEVER notified of this change of policy prior to our arrival. We made this reservation 10 months in advance with a deposit for the first night Now, only the bed was being provided and not the breakfast. There was no real compensation for the cost incurred to us each day for breakfast which totaled $40+ in addition to tip, after the 10% coupon! This was obviously a blatant act to avoid informing upcoming guests of this major change. By doing so, future guests were not given the option to cancel their reservation within the contractual 14 days, for a 100% refund of the deposit and book a true B&B that serves breakfast. This is not only poor customer service, but a breach of contract when the reservation is secured with a deposit by a future guest. The ownersโ€™ behavior was unethical and fraudulent. After disputing these charges with Hotels.com and my credit card company, the owners have given us credit for the value of two days worth of breakfast on our credit card. Addison & Choate Innโ€™s lack of business integrity caused great frustration and time.

Great location that allowed us to walk everywhere in the area.

Stopped serving breakfast. Difficult to get around the bed as room space was very limited. No shade on bathroom window.

"A very nice house, cozy rooms, no customer service"

We were new to the Boston area, new to Rockport and were looking for a bit of relaxing coastal enjoyment before flying back to the West coast. We stayed for 3 nights in the Even Keel room which was very nice with a comfortable queen bed for the 2 of us. That's about all the positive comments I have about this place. We never met Marshall. In fact, the place was almost exactly like an AirB&B where you get door codes via text and let yourself into the building (a lovely converted old house) and also into the room. We did meet one guy who wasn't Marshall and who worked for Marshall and had a lot of snippy attitude. We had one request: a new hand towel for the bathroom. We were told that we get only one but we asked nicely again and said we'd get a new one but it never came. Is this customer service? I think not. There was no breakfast being served or even offered anymore due to cost. Given the lovely lobby of the house/hotel, we would have been happy to pay extra for breakfast. We were not greeted when we arrived and were not spoken to when we departed. We thought, maybe this is just East Coast behavior, but we found so many other nice people in Rockport at restaurants, stores, etc so we never understood why the lack of any customer service.
