Good location for my needs, staff very pleasant. Excellent choice of beverages in the bar, was lovely to see an open fire on arrival.

"AVOID all bedrooms beginning with the number 1"

It appears that rooms in the basement do not have heating (not broken, they just don"t have it)!!!! Really love being freezing cold in the middle of winter in a so called 4 star hotel (which it most definitely isn't - 2 star scraping 3 star perhaps). They did put a very small fan heater in the room but you can't leave it on when you go out (don"t want to risk a fire )or when you go to bec (too noisy to sleep). Nothing on their website saying no heating and not even informed on check in. Dreadful service - asked for blankets and / or an additional duvet too but never given any. Note - the duvet on the bex was a very thin foam one which didn't keep you warm at all. I asked to soeak to the duty manager an hour after check in before going out but was told they were busy in a function. I was told they would be available from 8am the following morning. I asked to see them at check out ((10.15am) and was told he wasn't up yet. I said thar i want to see him as i don't believe the room and lack of sleep warrants the price I paid. Reception called him, was told he would be down shortly. After waiting 20 mins, he still hadn"t appeared. I gave up in the end as had somewhere to be. Will never return there or recommend to anyone

A lot of the property had been refurbished however the dining/breakfast area had wallpaper peeling off the walls and a carpet stained in many areas. However the decor throughout the rest of the property was to a high standard. Don't go for breakfast at 7am, it is packed out and there are no free tables. Maybe if they offered breakfast from 6:30am it would be more staggered and less busy. Having said that the little lady with brown hair who helped serve breakfast was very polite and pleasant. The building is quite old so the walls between bedrooms aren't very sound proof. You can clearly hear voices from the next room, even with their telephone conversations. One night I hardly got any sleep at all because all I could hear was the snoring and clearing of throat sounds from the person in the room next door. The car park is free for hotel guests which is great. However the car park is not very big and for a quite a few nights I struggled to get a parking spot. The hotel is located up Kingston Hill so maybe a 25 minute pleasant walk into the town.

Breakfast was understaffed and poor on our second morning, 15th Nov. They ran out of orange juice,bread, butter and plates. There were no croissants, yogurts or Danish pastries The hot food was dry and cold, Also, there doesn't seem to be any mention on the website that it is not accessible to people with poor mobility.

"Disappointing Stay"

Parking spaces are really quite small; thats more to do with the size of todays cars but none the less, it's almost impossible to park and get in and out... Room was rustically clean, corridors around the hotel serve as a haven to wildlife; just look in any corner. Room cool but not cold; heating controls looked somewhat of a time travel experience so didn't bother. Room had a connecting door to the adjacent room; when they returned from the bar at 10.30 I felt like I was invited in. Lack of noise insulation or loud people... maybe both. Security concerns as fire escape doors seemed to be always propped wide open. Water pressure too low; difficult to shower as water is slow to escape leaving you with soap where it shouldn't be. TV wouldn't work. Initially thought it might be the remote's batteries but the button on the TV didn't work either. WiFi I found to be very slow for my needs, only 1MB download which prevented me from working; I had to use my phone as a hotspot - being in Kingston I did expect better. Food I feel is pricey here, particularly based on the quality when it arrives. I thought service was rather slow, I was given wrong food initially which was meant for another table; quickly rectified. Breakfast is 6.30 onwards, which would have been OK if they were actually ready. At 6.30 there were glasses and cups but nothing else. I left having had no breakfast and grabbed some coffee and food at Starbucks instead

"Disappointing experience"

Room not hoovered ,dog hairs over the carpet.Light shades all very tatty.Central light with one blown bulb.Standard lamp lampshade also in shreds. Bathroom...under soap dish black and mouldy.Edge of floors in bathroom and bedroom very dirty.Desperately in need of a refurb. Reception staff delightful ...all reported to them.Told Hotel Manager would call us but no call yet..
