Katy House Bed and Breakfast

Amazing historic home with unique southern breakfast served every morning at 9. One block from shopping, dining, and bars. Owners are super nice!

My Aunt and I absolutely loved everything about our stay!! From the staff to the accommodations, it couldn’t have been more perfect!! We will definitely be coming back!

What an oasis! The host Tiffany is absolutely lovely, the room and area spotless, welcoming, charming and the breakfast is one of a kind. Creative yet southern, every bite takes you on an adventure of its own. Highly recommend finding time for yourself and exploring what Smithville has to offer.

Highly recommended. I had originally booked one night on 8 May 2025, and decided to extend my stay. Lot’ s of positives about this place: 1) owner: Tiffany is a very good host and she clearly loves what she is doing, 2) breakfast: well cooked food in a lovely setting/dining room that is good for even the most introvert to have a casual conversation with other guests, and 3) the rooms are large and the interior decoration/style is very fitting and elegant for the old house. Beds are comfortable. I really enjoyed it, and it was my perfect base/location during my 48 hours of “smoke-house/BBQ-sightseeing” (including the little BBQ place across the street)

Everything was perfect. The rooms were outstanding and the breakfast severed family style was out of this world. The host has though of all of the modern day comforts while keeping the house true to the period it was built in 1901. We will be coming back to this bed and breakfast.

The owner Tiffani is one of the sweetest people you'll ever meet. She's an amazing cook as well. She shared her family recipes for breakfast and was very accommodating. I stayed in the Texas Special room which was in the main house with a balcony. The house has all the small town southern charm you'd expect.

Our stay was excellent, everything is super close to town (walking distance) and the owner was super nice. We didn’t get to eat breakfast because of timing, but it looked delicious when we walked in the breakfast room. Definitely a must stay place!

Katy house was an amazing place to stay! Hostess Tiffany was so sweet and is really into making sure the guests are taken care of well. The place was super clean. My husband and I enjoyed sitting on the beautiful porch and enjoyed a little happy hour. The bed was very comfy. The downtown is right around the corner. The breakfast was a full home cooked breakfast with amazing blueberry pancakes. It was a wonderful stay and will be back.

The owner was welcoming and made us feel like family. Everything we needed was available. The breakfast menu was adjusted to our dietary restrictions and was excellent.

The hostess is just out of this world, super friendly and there to please. We loved it.

Nothing, it was all it was advertised to be and more! We should have stayed longer.
