Katy House Bed and Breakfast

I loved my 2 night stay at The Katy House. The personal touch by owner Tiffany did not go unnoticed. The rooms all have something extra about them so no matter what room you stay in, you will love the aesthetics! Tiffany is a phenomenal cook and host! The fence around the property is the “original” fence from the home from blockbuster movie Hope Floats!

I have been coming to the Katy House since September 2019. I fell in love with it way back then. I refuse to stay anywhere else now. That’s how much I love it! I usually go 3+ times a year and stay at least 4 or 5 nights (sometimes longer). The Katy House is my refuge from the hustle and bustle of life. I have always said the Katy House is Heaven on Earth, and I still stand by that. When I stay, I feel like I am transported to a magical place where everything is right in the world. It’s such a special place to stay. Tiffany has done such a magnificent job with the Katy House. I always think it’s perfect each time I go, but somehow Tiffany always finds a way to improve on the perfection. Tiffany cooks the most amazing breakfasts. I would even say that her breakfasts could even rival any top chef. Breakfasts are always tasty and so beautiful. They are also quite plentiful, so be prepared to be filled up until dinner time! The rooms are always immaculately cleaned and well taken care of. The beds are super comfortable as well, and there are plenty of pillows as well as high quality sheets. (Tiffany really has thought of everything to make guests’ stay feel magical.) Be sure to stay at the Katy House at least once in your life, and you’ll see why I have kept coming back since September 2019!

Best bed and breakfast I have ever stayed at. The breakfast was so delicious and fresh. The host really takes care of you and treats you like family. We will definitely be staying here every time we are in the area.

Awesome rooms, great service, wonderful atmosphere! We are already planning our next visit, I highly recommend this place! Great service and the owners are wonderful people. If you want a nice relaxing getaway, this is your spot! Also- the breakfast was amazing!

The owners B&B were attentive, professional, and personable. Breakfast was excellent, comparable to any hotel or restaurant that I have had experience with. I have traveled a good deal in my life, in both the States and Europe, I would highly recommend this B&B to anyone looking for a different experience. If you're looking for new, modern and flashy it may not be your cup of tea, but for me as a B&B it's at the top of the list.

The whole experience was wonderful. The owner, Tiffany, was so warm and welcoming and made me feel as though I was at home. The breakfast was remarkable, as was the ambiance. The swing on the porch is a personal favorite of mine as too, the balcony off of my room. The owners are well connected to the town that the B&B is located in which makes for a comfortable and special experience. Thank you Katy House for a memorable time.

Great people! Excellent house! Wonderful service! It is the second time in four months that I came to this B&B.

Beautiful home, inside and out. Great attention to historic detail. The inside has been updated with all modern conveniences without losing the charm of the original home. Hostess, Tiffany, and her staff, are warm, friendly and attentive. Breakfast is one of the best we've had at a B & B. You won't go away hungry! Smithville is a delightful small town with just enough things to see and do to keep you as busy as you want to be on a lazy weekend. Highly recommend.
