Amazing experience at Katy House! Tiffany and her family and staff have something very special here. The rooms are comfortable and have everything you need. Eat breakfast here every morning - yummy on every level. Eat at the table - Tiffany is the best hostess and I met adventurous travelers and appreciated the experience! Can't wait to go back!

Katy House Bed and Breakfast is an absolute delight in a fabulous Texas small town! Smithville is quaint and charming and Katy House seemed to fling its arms open wide and embrace us with comfort. Tiffany thought of EVERYTHING - all the little touches that made our stay over-the-top. So many B & Bs now opt for continental breakfast so our made-from-scratch breakfast was wonderful. Even the coffee was perfect!! We loved the bath products, the fluffy towels, the crystal water glasses, the throw across one of the bed corners, the plethora of pillows to choose from. Shall I go on? Book your stay! You won't regret it!

The bed-and-breakfast is in an amazing location, and the facility is beautiful and well-kept. The owner of the property was very kind, and the state was excellent. I highly recommend.
