Katy House Bed and Breakfast

Adorable inn, walkable to town (1 block), the owner was super friendly and made me feel at home. The breakfast (which can be made to order) was amazing—I had an omelette with fresh produce and home made salsa—maybe the best one I’ve ever had!

This Bed and Breakfast is magic! I stayed in "The Texas Special" and had the attached front balcony to myself. My room was lovely, spacious, clean, comfortable... and had a claw foot tub! There was a mini fridge stocked with sodas and water and every morning I sat down to a beautifully presented and delicious family style breakfast. The FRESHEST sides (avocado, tomatoes, yogurt, berries, jams) were spread across the table before we sat down, followed by staff serving steaming plates of eggs, biscuits and gravy, cheddar jalapeño grits, sausage, bacon, scones, and more. Every morning was a bit different but all were equally amazing and delicious. The coffee was hot, the staff was SO KIND, and the aesthetic was magical. I will absolutely return with my family for another stay as soon as I can. This is not just a place to stay - it's an entire experience and I am so happy I made the trip!

I Wish I Could Give MORE Than 5 Stars! Tiffany is the most lovely, gracious, and warm host you will ever encounter. The house is lovely and Tiffany makes sure everything is perfect. We stayed with her to celebrate my birthday and Tiffany had decorated our room for me! Breakfast was wonderful! Homemade biscuits with sausage gravy, an omelet, yogurt with fruit and granola, Texas Pecan coffee and juices. All delicious and that was just the first day! Thank you, Tiffany, for making my birthday so special. We feel like we have a new friend and we look forward to visiting with you again.

Our stay here was amazing. Tiffany was an amazing hostess. The service was wonderful. The breakfast was delicious. We felt so pampered. We would highly recommend the Katy House to everyone.

We had a charming experience staying at The Katy House. Tiffany made us feel so welcome and at home and the breakfast was fresh and delicious - we really enjoyed the blueberry pancakes which were a family recipe! We loved the atmosphere of Smithsville and would recommend this as a relaxing and memorable place to visit. The guesthouse is beautifully furnished and it is exceptionally clean. 10/10 review from us!

Beautiful, one of a kind venue, railroad history, local historic venue, great customer service, the owner and host Tiffany was charming. Our trip to Smithville exceeded expectations.
