Katy House Bed and Breakfast

My husband and I along with our daughter and her husband took a little mid-week trip to Smithville and The Katy House. This was our second time staying with Tiffany and Joe. Everything from the room, the bed, the bath, the amenities to the delicious and abundant breakfast, the comfortable living room with tea and coffee bar and, most importantly, the gracious and friendly hospitality make The Katy House our favorite place in Texas. An at least annual trip to stay with Tiffany and Joe has become a much looked forward to occasion.

My husband and I stayed the Katy House in November and absolutely loved our stay! Our room was very quiet and the bed and pillows were perfection. I also loved the bathroom and shower and how clean the entire house was. What made the stay an 11/10 was Tiffany & Joe! Their hospitality made it feel like we were staying with old friends and the food was out of this world! Biscuits and grits that I still think of months later and an almond croissant one morning that still makes my mouth water . If you're visiting Smithville, Katy House is the place to stay!

If you’re searching for paradise and/or wondering if paradise even exists, I can tell you that it does, and it’s at the Katy House Bed and Breakfast in Smithville, Texas. I have stayed numerous times at the Katy House since September 2019. This year alone, I have stayed numerous times up to a week at a time. That’s how much I love this place. It is my home away from home. So far, I have stayed in four out of the six rooms available. This last time, my husband and I stayed in the Conductor’s Cottage and fell in love with it! Each of the rooms has its own unique charm and character. The rooms are all well decorated, clean, and well maintained. Just when I think that Tiffany (the owner) can not possibly make the rooms (and my stay) any more perfect, she surprises me and makes each stay better than the last. The beds are incredibly comfy as are the sheets. There are plenty of pillows in the bed, and they are all fluffed up nicely. You will definitely want to stay in bed longer than normal just from how comfy the bed is. Breakfast is still amazing. Even though I don’t like grits, the cheese and jalapeño grits that Tiffany makes are so good! They are the only grits I eat. My husband doesn’t really care for pancakes, but he always craves the blueberry pancakes that Tiffany makes. The maple bacon and jalapeño cheese sausage is also so good too! You can definitely tell that Tiffany doesn’t cheap out on ingredients and that she cooks with love. Also, my husband isn’t a flavored coffee guy, but he does love the fresh pecan coffee on offer at the Katy House every morning. Tiffany is also great with honoring dietary requests as well. The rest of the Katy House staff are all very nice and always have a smile on their faces. Seriously, the Katy House is amazing. Tiffany is always thinking about how to make things better it seems. She goes above and beyond to make each guest feel special and to make them happy. Tiffany wears her heart on her sleeve and is very genuine which helps to make everyone feel welcome. When you stay at the Katy House, it feels as if you are among friends that you have known forever. If you’re after a laid back romantic getaway or some quality rest and relaxation, the Katy House is where you need to be. Once you stay, you’ll be wanting to come back.

Tiffany went above and beyond to make sure I knew everything about how to arrive through texting me details and videos. The room was so beautifully prepared and the breakfast is above and beyond! Highly recommend this beautiful place to stay!

We stayed in the Conductor's Quarters and were delighted with everything! Very comfy mattress and pillows...We always bring our own, but after checking out the room's pillows, we left ours in the car! Charming decor, complete little kitchenette stocked with complimentary waters and sodas, Keurig coffee maker with coffee pods, and other unexpected little extras like little tubes of honey for sweeteners, and our favorite chocolate candy bedside. Tiffany, owner and hostess, was extremely accommodating. Breakfast was outstanding, coffee station available 24/7, and the entire property pristine and beautifully decorated. There is a large living room in the main house available to guests, a big front porch, and several little patio areas in the back. Our room was upstairs in a separate building. with our own balcony. We were able to walk one block to dinner and to some cute little antique shops and bakery. My husband and I loved our stay!

The owners went out of their way to make sure all their guests were happy. We stayed two nights and each morning their was a fabulous breakfast made from scratch. The food was outstanding. We plan on returning in the near future.
