Francis Malbone House

The house just oozes charm and history and everyone on the staff is wonderful. The afternoon tea is something to experience as well. We have stayed in the spring, summer and fall and each season at the Francis Malbone house has something special to offer. We have always enjoyed our stay and will be back soon.

This is a beautiful property in the best traditions of historic New England B&Bs but stands out due to the fantastic welcome and friendliness of the team. The excellent daily afternoon tea - in reality an irresistible selection of sweet and savoury snacks - is a very welcome bonus. Would not hesitate to recommend the Francis Malbone House.

This was a lovely stay. We especially loved tea time every afternoon! And with 3 living areas to enjoy our tea and snacks in we got to chat with other guests occasionally. Toby was fantastic and helped us celebrate a special day while there. Very conveniently located. Will visit again

We stayed at the Francis Malbone House in May, 2025 to celebrate our wedding anniversary. Good friends joined us there for two nights. We have stayed at this lovely inn before and it is always exceptional. We had a garden room on the ground floor with a small courtyard. The room was quiet, clean, and had a wonderful new bathroom. Parking is difficult in Newport and they have their own small parking lot. Liz, Gretchen, and Iulia who work there could not have been more helpful. We will definitely be returning to the Francis Malbone House to celebrate our next anniversary or special event. Thanks for a great stay.

Top notch all the way around! The staff was so pleasant and friendly. Breakfast was delicious and afternoon tea - amazing! Rooms are beautifully kept up and everything was considered. The location is perfect for exploring Newport and huge bonus - free parking! Can’t wait to come back!

Wonderful hospitality. I don’t usually stay at B&Bs but this isn’t what you would imagine. It was luxurious and updated feeling despite being so historic. The complimentary breakfast is fantastic as well as the afternoon tea and snacks. Would absolutely recommend staying here if visiting Newport. Location is also very central and parking free. Great common spaces.

The Francis Malbone House is a true gem in Newport, RI. The house itself is exceptionally well decorated and extremely clean and fresh, even though it is on the historic registry. The courtyards are fabulous and individually done with lots of privacy. The main courtyard has a beautiful fountain, the trellises are covered in blooming wisteria and plenty of seating. Every morning an exceptional breakfast is served to your order and they even bake fresh pastries and pick ups for the 3 o'clock serving of coffee and tea. These are included in your nightly charge and the staff is outstanding! They immediately recognize you by name and are so friendly and engaging. The ladies in the front are very well experienced with the entire area and are willing to supply things to do and places to eat. We took their advice and was not once disappointed. We toured some of the gorgeous mansions in Newport, we shopped on Thames Street and Bellevue Avenue and we even at at the oldest tavern in the United States (The White Horse Tavern) and it was delicious. The housekeeping is top notch. Our room was always cleaned and restocked when we arrived home in the afternoon and you could ask for ANYTHING you needed and it was provided. The butlers pantry was always open with clean glasses and ice! You truly feel like you are at home the minute you walk in the door. There is plenty of parking behind the Inn for easy acces o your car. I highly recommend The Francis Malbone Inn for your get away to Newport. Th location is FABULOUS!
