Did not eat breakfast there

Room 101 was awful do not get this room the carpet was folded up underneath the bed and shoved in a pile. The floors are dirty and the wood floors are split there was no heat in the room we had no trash can we had to ask for one. The curtains are awful the bed was a king but it's two full mattresses put together very uncomfortable it's the worst room I've ever stayed in my life and we spent $450 a night because it was a very busy time. Do not recommend booking.com the Photos were nothing like the website. We book a room for two nights at approximately $450 per night. As you see in some of the photos this room was totally unacceptable. We call booking.com on the first night and explain how terrible the hotel is and that we have to leave tomorrow and we would like our money back for night we did no stay. We would've left the first night if there was any rooms available somewhere else in the vicinity. booking.com asked us to fill out paperwork and also send photos. We filled out all the information and supplied all the photos and they never called us back. We had to call them back multiple times and in the end they did not care.

Staff was extraordinarily friendly and helpful

Horrific and disgusting! We were moved from the location we originally booked to a completely different, far less desirable property without notice. The substitute room was disgusting — there was urine on the bed skirt, dried feces on the floor, no working fire alarm, and the attic room had no fire escape. The conditions were unsafe and unsanitary. Only after we filed a complaint with Booking.com were we finally moved back to the original property we had paid for. The staff themselves were kind and tried to help, but the owner, Rick, was rude and dismissive. I would strongly advise not booking here — absolutely terrible management and a nightmare experience.

Location was fantastic walking distance from cliff walk, Thames street, everything. Room was very clean and well kept. Having our own bathroom sink and tv was perfect.

Mattress was a little uncomfortable, not very firm. Bathroom had poor ventilation so smells would linger

My husband and I were welcomed by Rick upon our arrival. He was very accommodating and showed us to our beautiful room and private parking spot for our stay. The room was very clean and convenient to everything Newport offers. Room was surprisingly quiet. We’ll definitely be back. Thank you Rick!

Great service, great location!

False advertising. Pictures on website didn’t match our rooms. What was called historical, was delapadated and unacceptable for the one on the third floor across the way from the Cleveland Inn. Ours was acceptable but the pictures on the site were not like the room. The host was veryy nice. We thought for. $500 each room for the ($1000) we would have the 2 rooms in the Cleveland House. We didn’t.
