Warm welcome by Ian and nikki. Fabulous facilities, little beer garden, bar inside, tasteful decorations. Parking a bonus as Dawlish is limited for parking. 5 minute walk downhill to the town and train station. Our room was on ground floor. Very comfortable large bed, fridge, kettle with tea coffee and biscuits. Lovely bathroom, large television, water bottle, wardrobe and bed side cabinets. All tastefully decorated, both room and bathroom. Breakfast was exceptional. Cooked to order. Good selection of cereals, fruit, tea coffee and homemade toast with jam Nikki was great fun and hospitable at breakfast and couldn't do enough. Ian is an accomplished chef and food was high quality. Would definitely return, fantastic stay. Massive thank you to Ian and nikki.

Nothing had a lovely stay

Fantastic traditional B&B close the centre of Dawlish and a short walk from all transport options. We booked last minute but the hosts Ian and Nikki were pleased to accommodate us and provided comfortable clean rooms and a delicious award winning breakfast. Only caveat is the car park is relatively tight and might present a problem for drivers of larger SUVs but Ian was on hand upon arrival to greet arriving guests and ensure the parking worked out. Wouldn’t hesitate to recommend and will definitely stop again for a next trip to Dawlish.

The landlady was really helpful and friendly. The breakfast was one of the best I have ever had. I left 3 beers on the side in my room. She had even switched the fridge on in there and put them into to cool. A seagull had done its business on my car and Nicky washed it for me. I had never asked. Totally incredible service.

Every thing was as we would of liked

The hosts were absolutely fantastic they went above and beyond to make your stay perfect room we had was a delux double with sea view and it was exceptional and breakfast in the morning was amazing locally sourced produce everything on your plate was local will definitely stay again many thanks for making us feel at home

Breakfast was fantastic, always service with a smile and chat. Nikki and Ian are a lovely couple.

We had a magnificent 4 poster bed which was really comfy. The only thing that could have improved the room is 2 small comfy armchairs and a smaller table in the window, the dining table is too big and makes pulling curtains awkward.
