Brilliant location, clean and tidy accommodation. Easy to follow instructions to gain entry and retrieve key / return key upon check out.

What a disappointment! I am a little lost for words on this place. I will start with a positive which would be location, for our stay this was well placed for what we wanted to do. For us that is the only positive. Negative A sign of the time but not a single member of staff seen the entire visit. You are given a code to get in and then another code to get your key. Room was cold with minimal bedding and the heating centrally controlled . Due to a global crisis!! I don't believe there is a shortage of gas just an increase in price. On no occasion was our room warm not even with the additional electric heather on. The floor was on such an angle everything you put down rolled across the room, including the bed whenever you got on that. The stairs to the second floor creek and move so much each day I was grateful to get to the top without them collapsing and I am not a large lady. The doors are so close together that when your neighbors into their room it's soundsike they are trying to get into your room. There is a kettle with tea/coffee facilities but you have to plug this in on the floor as no accessible socket for this. On the plus side you can keep milk fresh in the room without a fridge as it's so cold. The curtains don't fit the windows so as well as letting in the light they let in the draught from the ill fitting old windows. The bathroom is modern and warm in one corner due to an electric towel rail however the lights will go out whilst you are in the shower as they are on a timer so when you are in the shower they don't pick up movement so turn off. All in all a huge disappointment

Based on previous comments I was concerned about the self check in but that was all fine. O only problem was the airline didn't deliver my luggage and since there was no front desk they couldn't deliver so I had to go back to the airport. The service was rated so poorly because there was none. The owner sent an email to see if everything was alright but when I responded it indicated it was undeliverable to sender!? Great location

Great stay! We loved our room, it was unique and high ceilings. Super close to everything that we wanted to do and cute restaurants nearby.

It was great but the room was tiny. The Bathroom was bigger than the bathroom . If you're travelling solo.. you're ALL Good! Nice New Town location. Near the big mall and fish n chips place and especially a bakery/coffee less than 30 feet away!

Close to city center and train station

Great location - 15 min walk to Royal Mile, Princes Street,

Loved the location- walkable to the royal mile, train station, tram stops, bus station. Many dining options right outside the door. Room was large, spacious, and clean. Overall we really enjoyed our stay here and the area it was in.
