River Oaks Resort

First let me say that each unit is individually owned and furnished, so my experience represents 1 out of hundreds of units and may not be representative of anyone else's experience. Here is the inventory of issues we had when we first got there. -Smelled musty -Porch blinds and master bedroom blinds each missing multiple slats -1 window curtain missing in master bedroom (only 1 of 2) -Kitchen lights needed new fluorescent bulbs -Full bed in master bedroom instead of advertised King -Master bath toilet leaked and made noise -Mold in the master bath -Refrigerator not particularly cold and refrigerator door storage busted reducing capacity -Dryer control unit malfunctioning and won't shutoff automatically -Front door looked like it had been busted in at some point and repaired; looked like it would be easy to bust in Jeff in the office was very responsive/accommodating (would have moved us to another unit but none were available) and dispatched maintenance asap. Apparently we weren't the first to complain about our particular unit. Nick (very nice and friendly) from maintenance came out within a few hours and fixed all the small issues like blinds, toilet, and lights, but it still didn't change the status of our room as a dump.

Place was overpriced for what got. Place needs updated. Beds were awful. No sheets or towels. Dirty dishes. Etc

The property it’s nice however the inside of the individual units it was very dated very we didn’t have many towels it seems that they were prepared however they were the bathmats Rather than the towels. In the kitchen it was equipped with dishes as well as cooking utensils but the cooking utensils were limited the dishes that were in the cabinet they seem like they had only been ran through the dishwasher they didn’t seem clean so we use paper plates the staff We had limited interaction with him however when we did in a wreck they were very pleasant overall the state was nice

Unit was dirty when we arrived furniture is outdated definitely not worth 1700. Staff seem miserable with their jobs not very friendly! Would not stay at this property again

Kids loved swimming at night.. number does not work to call for assistance after hours.

The pool was right behind the place easy for me to walk with kids to the pool.

The resort was beautiful outside. The condo we stayed in was not so great. The beds were hard. Felt like we were sleeping on springs. The sofa bed was the same. Dishes were in the dish washer and unclean. Maybe if we stayed in another unit the stay would have been better

Absolutely disgusting. (I know that the condos are individually owned, so I can’t speak for all of them but the one we stayed at was unacceptably bad.) Gross stains on the sheets, carpets were filthy and stained. Decor was broken, mold in the showers and in other places in the bathrooms and in doors going onto the balcony. The beds were the worst, cheapest spring mattresses you could buy. We ended up going to Target and buying sheets and a comforter. Not like the pictures. For the price i paid I knew I wasn’t going to stay at the Hilton, but no Motel 6 is that bad.

When checking in i thought there was hair in the sink but turned out to be cracks or scratches in the Ceramic of the bathroom sink. The porch screen was tore part off. I told the front desk and they said maintenance would fix it the next day. However that did not happen. Also the ceiling fan rocked if you had it higher than low speed. There are definitely some issues that should be fixed. Over all it was decent.

Everything was good its just the air conditioning stop working.
