"Exceptional"

Grosvenor Gardens Hotel is a true 'gem' in the area, walkable from the city center in a super quiet area with comfortable, well-equipped/clean rooms and a super service from the team. Mrs Chan and her staff have been very accomodating, super service-oriented and pleasant. Breakfast service was very nice! I would highly recommend staying here if you are looking for a good, affordable hotel while visiting Edinburgh.

"Errr hotel alright, staff lovely, owner is another story."

Ms B.S. Chan (owner??) is lacking a little in her email etiquette sadly. And maybe in the way she deals with her seemingly petrified staff. We would love to go back just with hopes of meeting her in person :) she did, however, let us check in late (2300) for “free”!! Room was huge which was great. Location not too bad for being a touch out of town (fringe and tattoo both on at that time). Train station and great cafes within 100 meters. Quiet street. Breakfast ok.

"Historic decor"

The decor of the rooms was very cute, in line with the local street architecture, adding to the experience of visiting a historic town. I would have enjoyed more options for continental style/cold breakfast, but I appreciate they are catering for smaller number of people, therefore all breakfast was to order. Staff was friendly and attentive.

This is rated a four star hotel. It simply isn’t. More like crashing at your friend’s undesirable house. WiFi is not usable. My TV didn’t work. Breakfast is included but they literally give you one egg. Stay somewhere else

We thoroughly enjoyed our 3 night stay at this quaint Georgian Style guest house. The neighborhood was very safe and quiet just 1 block from the Tram and bus lines. Our guest room with 2 queen beds had everything we needed and was close to tbe dining room. We all enjoyed the full English Breakfast served daily. Wifi worked ok !
