Owner managed hotel with awesome service. The best place in Nice to stay with out the hustle of the old City

What a rip off, totally overpriced! Check in is supposed to be from 2pm but no one is there between 1pm and 5pm and it doesn't say that in the booking information. When you finally get to the room, it is tiny without a real bathroom and looks nothing like in the picture. The owner arrogantly just yells that you should never trust the pictures. He then offers you a different room, for a lot more money of course. He's done that to us and 2 other families while we were there, everyone was pretty annoyed. Also, there is no insulation between rooms so it sounds like neighbours are in your room. This is by far the worst hotel we've ever been to! What a scam!!

The hotel was very quaint and typical of France. The view was spectacular.... he room was very nice and quiet.

Situated a little way out of the city, the hotel is quiet, private and a great place to stay. Our room had a fabulous view across Nice - across to the hat and airport. The room (7) was compact but very comfortable. Ensuite shower was powerful with plenty of hot water. The owners were very helpful, providing information, advice and general chat - their English is amazing! Access to the hotel is okay. Bus 84 stops outside but only runs to about 7.45 p.m. The tram, which is great, is accessible via steep steps - okay going down... We would certainly stay here again.

The time we spent in the room was comfortable. We were out most of the time. It was a little way out from Nice central. The host was very helpful providing information.

Beautiful views from a beautiful hotel... shame there was no facility for hot drinks in the room ...

The staff are wonderful and friendly. The bathroom was very small. The AC worked great. The Wifi stopped working at night. We walked 45 minutes to Downtown Nice for dinner and enjoyed the scenic views. Overall, it was a decent value for the money.

We stayed at the Panoramic Boutique Hotel for one night while we toured around Nice. The hotel is situated on top of a hill with great views of Nice. There is free parking on the street and the hotel owners Valerie and Gino were extremely friendly and helpful. We stayed in the quad room which was perfect for our family of four. Be prepared to walk down several flights of stairs to get to your room. All rooms have their own outdoor patios with great views of Nice. The room was spacious, clean and air conditioned. The toilet was separate from the shower which was a plus with 4 people sharing a room. We opted to have breakfast at the hotel which was quite good. It is a 10 minute drive to the old city or the Promenade des Anglais. Not sure if I would have stayed here if we did not have a car though.

Fantastic hospitality by Valerie and Gino. Great food and only 40 minutes walk into Nice Old Town. Will definitely use next time we are in the area. Only 20 minutes walk to Nice Riquier station which gives easy and cheap access to all the coastal resorts from Cannes to Monaco. Wonderful views of Nice and great personal advice from the owners

Stayed here in April, owner was very helpful and hospitable! Food was great and the views from the hotel are breath taking. Would highly recommend it if you want a peaceful break in a unique location
