"Lack of curtains and proper windows in bedrooms impacted quality of sleep"

There being a hotel reception where you can call them on the spot with various questions was really helpful. Having a washing machine with a drying function was great. You have a nice view of your small private garden from the bathtub in the bathroom. They're also generous with towels (which is really good as you can have a whole set being laundered and not feel short on towels) and bathroom amenities.

This is not an ideal place to stay for families with young children/those who are light sleepers. The Japanese style bedroom faces a busy road and a large hospital is just down the road so you'll hear multiple sirens in the night. The Western style bedroom has windows that don't block out any light or sound from the living room/kitchen as the screens are made of paper (Japanese style) - one window looks out to the kitchen & living room area. So if you prefer to sleep in a relatively dark room, this isn't it. In fact we found ourselves waking up at 5am as that's when both bedrooms became bright from sunrise as there were no curtains at all, just paper windows. Also if you like to stay up and watching TV or just be in the living room/kitchen area when someone is sleeping upstairs (eg. kids), it becomes pretty impossible as any sound you make goes directly into that bedroom due to the paper windows upstairs. We had to keep the living room and kitchen lights off and take light from the bathroom so that the bedroom upstairs wouldn't be so bright and wake the child. Lack of chairs with a backing was really uncomfortable after half an hour or so. We eventually moved one chair (with backing) out from the storage room but by default, the house isn't set up for you with any chairs, just floor cushions. Overall, for the price, this wasn't a particularly comfortable/relaxing stay but we did manage to book just a few weeks before check in date.

Convenient location and had all the amenities. Easy to access public transport and supermarkets/convenience stores nearby.

Bathroom is recommended to be heated up with a heater and and easy to hear everything happening in the house. Steep stairs to the rooms.

The house is not too far from the touristic sites, you can find cheap car park near by, or taking a bus easily from in front of the house. The bathroom is nice with garden view from the bathtub, feels like private onsen. Self drip coffee is nice.

The cigarettes smell from nearby could enter the house. But the staff provide air cleaner asap.

Had a great time at Kohaku an, super nice staff, beautiful home, very cozy interior. Check in and checkout was very easy, and I loved that they offer delivery of your bag(s) (for a very small fee).
