"Room for improvement"

Having stayed several times when Phil and Yvonne had the Redlands i was a little disappointed on this visit. The Redlands Has changed hands. No free shuttle to NEC so that was over £10 per day in taxis. Its not walkable due to motorway. The room wasnt serviced the entire weekend. The shower room could do with a good dose of mould remover.

"A warm welcome"

We stayed for one night in half a converted garage which showed that it was badly in need of upgrading by the new owners hopefully this will happen soon as the setting could be a very nice accommodation. The couple running the couple running the guest house a lose play with what is offered as it is chalets and converted garage were very welcoming and supplied a cracking breakfast. The thing that need Improving are the redecoration of our accommodation and the breakfast area both are tired and showing signs of wear and tear. Also I would offer a larger kettle as you need to fill it twice and boil it twice to get two cups of tea/coffee also there is a need for a hairdryer in the room also free Wi-Fi would be a nice touch and maybe sound proof the rooms as it is on the flight path for east midlands airport. If we do return hopefully by then the place will have been upgraded as this could be a little gold mine

Strange place altogether, no signage to let you know this is a guesthouse and random cabins dotted around the edge of the garden. The room was reasonably clean but very small. The shower had black mould so we choose not to use it. No extras like shampoo or biscuits which would be nice for a room that cost Ā£115. The worst issue was the total lack of soundproofing, we were woken by the man next door talking to his partner on the phone and could hear every word they both said as if they were in the same room. You could literally hear the springs when he turned over in bed. This is totally unacceptable. Breakfast was fine but we wouldn’t go there again.

Having had bad reviews previously I had hoped that when a new couple buys out an ailing guest house business 5 months ago, with potentially ideas to freshen it up you would expect improvements. However an airless shoebox in the back garden of a house (and there are apparently 9) with curtains that have to be permanently closed in order to ensure privacy does not justify a charge of Ā£90 a night for a weekend. The bedding was clean, but not made up for the second day, covering a value mattress that groans and creaks and every spring is felt with no mattress protector. The tv was also cheap , reflected in the fact that the picture is distorted and interference from the indoor aerial makes it impossible to watch. On the small plus side you have the facilities of a microwave, hairdryer, and a fridge and the ability to make tea and coffee. The en suite shower room and toilet was in need of decorative TLC. The towels were clean but there were no toiletries made available, the inside of the shower was mouldy, the shower head wouldn’t remain in position and the shower wouldn’t turn off once on, with fluctuating scalding hot and cold water. I conclude with the fact that the breakfast was excellent but the room definitely was not.

"LOVED our stay ā¤ļø"

My partner and I wanted a city break to visit the NEC Grand Designs event, but fancied a bit more privacy. A hotel didn’t really appeal to us as hotels can be really busy and put pressure on you to be dressed up and very official. When I came across the Redlands Guest Houses .... I think I booked it within minutes. I wanted a nice cosy, family feel. To be nice and relaxed. We were not disappointed. We arrived after 9pm due to unexpected traffic ... ( this is after the check in time ) but the couple were so so so understanding. The breakfast is cooked fresh and offered to you at a time that may suit you more. This family run business is perfect if you want to visit Birmingham. It’s a great location as the Uber was only about Ā£6/7 into the NEC and a 20 min drive to the city. The whole property is being renovated so beautifully, after they bought it over in April 2019. So do give them a chance ā¤ļø. Thank you again x no doubt this will always be our go-to when we visit Birmingham. Love, Tristan Frame

Very friendly greeting on arrival, plenty of parking if required? Chalet was very clean, bit of updating needed. Breakfast was excellent, presented very well. £6 taxi ride to the NEC / Airport / station. Ideal situation down the very quiet Church Lane. We would stay here again.

Firstly, not the easiest of places to find down a secluded country lane but arriving later in the day didn’t deter the friendliest of welcomes. An unusual set up, as the guest houses are all set up separately in the garden, though you do the meet & greet in the main house. Breakfast time secured from an hour block of 7:30-8:30 we went to our room. What should have been a quirky but cosy room was just not great. The bed linen and towels were clean and the bed fairly comfy. That’s it. Nothing really felt clean, there were stains on the carpet, furniture looked neglected, the shower had old mould around the base and couldn’t support the shower head when turned on (though the water pressure was great so if you like a one handed shower you’ll be fine) The t.v. didn’t work properly, the bathroom window was broken so didn’t shut and the main windows were too large to be left open without feeling like someone could just walk into your room whilst you were sleeping. Due to not sleeping very well we were up and about well before our allotted breakfast time so were happy to eat and leave. The lady who greeted us and made our brekky was just sooo lovely, we just couldn’t say anything about the night or the room. The breakfast was served in the main house and really was the saving grace. Full cooked breakfast but also a choice of cereals and toast, fresh juice and conserves. We were told by our hosts that they’d not long been in Redlands and that they were trying to update everything so we gave them the benefit of any doubts. I’m disappointed to come to do my review and read the same statements in reviews from May 2019. Four months is plenty of time to have revitalised, refreshed and mended but obviously not!?! It’s a real shame as though we will talk about the place it won’t be in very favourable terms especially given the Ā£90 cost. Brilliant hosts (though now feel duped ā˜¹ļø) and a great business plan but in need of a complete overhaul!

"Lovely family run B&B"

Stopped for a one night stay whilst visiting the National Motorcycle museum. It is ideally situated for our visit and also the NEC. Arrived earlier than check-in, but no problem with leaving the car at the B&B. Very friendly greeting on arrival. The "rooms" are in chalets within the back garden. Breakfast is ordered the night before. The rooms have a fridge - with fresh milk and water supplied. Tea, coffee and kettle & cups. TV, alarm clock. En-suite facilities. Very quiet in perfect surroundings, excellent nights sleep. Breakfast is served in the main house. Would re-visit and recommend
