We were welcomed by some lovely friendly owners who had taken over just 3 weeks ago! Although the property is In need of a little tlc pally and his family are getting things in place. Will definitely be returning. Breakfast was beautiful, although continental breakfast was very basic. Could do with having maybe a yogurt or some fruit and some fresh crusty bread. Otherwise was lovely x

"Good b&b nice quiet area "

Stayed for one night for a concert at the resorts world arena.was a.convenient location just 5 mins in an uber. It was clean beds were comfy and the people that run it were very nice. Good breakfast too in the morning. It's perfect for the reasonable price we paid.

"Trip to NEC"

Well appointed for access to NEC and Airport. Easy to find on the sat nav. Quiet location. Owners recommendation for local dining was excellent. Room had all amenities. Decor a little tired but room and en suite clean. Huge breakfast.

Being honest the only thing going for this property at the moment is it being close to the NEC. . Good breakfast, lovely owner, who is moving out anytime soon . But the cleanliness is the worst i have ever stayed in . I am really sorry to have to post this,

I’m not sure what category you would place the Redlands into but Hotel and Guesthouse are definitely no’s and even Bed & Breakfast is pushing it a little. Firstly, they provide no shuttle or other transport to & from the house. This is VITAL to know if you come to the NEC/Airport by public transport. The Redlands is a 10 minute taxi away up a very dark non pathed road. Walking anywhere is not really an option, which is a shame as its actually probably only a 10 minute walk away from the NEC as the crow flies. It is a very nice looking house, which was in complete darkness when we arrived at 6pm with a crudely written note on the door saying check in is at 3PM. We were a bit worried as we had just let the taxi go but eventually an elderly lady appeared at the side gate and ushered us into the house by the kitchen, which also doubled as the reception/her desk. The kitchen didn’t inspire confidence to start with, as it looked very unkempt and not as clean as you’d expect for a place serving food to paying customers. After parting with Ā£160 for 2 nights, we were then taken back outside and down the garden towards a garage. This turned out to be our accommodation, a converted garage. It was very small and barely had room for a rather disappointing Argos bed and mattress. The bed linen although appearing clean, definitely had seen better days. The ensuite was small but functional although when on the toilet, you were close to being scalded by the radiator, which had to be keep a

"cheap but not cheerful "

good value hotel post visit to NEC. rather small sleeping accommodation. bed side light did not work. when arrived house in darkness then owner appeared good standard huge breakfast at rather too early on a Sunday. no decaf have medical problem and no veggie options. but went out for amazing curry in evening
