"Great value "

If you are booking the rooms around the pool or seaview this place is very good value for money. It was relatively clean, comfortable and quiet. The food was great as well as the location. It isnt a big 5star hotel but it was punching above it's weight with regards to value. I had heard some horror stories and would stay at the cabanas but the hotel was really quite pleasant. Yes I would go back

Poor service, the staff was late to clean our room, and we were out exploring all day. When we came back we still had to wait 20 minutes. The property was not taken care of, there is water damage and mold in the walls and old rusted rails and chairs. When it rained the cushions were not brought in which lead them to be damp and smelly the next day. The bath towels also had holes in them. The person In the front desk was always on their phone and we were never greeted. I am a pretty relaxed person and even debated on leaving after the first day but I tried to toughen it out. I do not recommend this hotel to anyone. There are way nicer and clean hotels along the beachfront!

"Playa Hell"

To begin with I have to say that we have been to Mexico many times so we are not displeased with Mexico at all but love it. We booked a room at the hotel Kinta Kan adults only. (There were children staying there several times during our stay.) Nothing about it was what we expected and although we tried doing a reasonable amount of research there were few indications about this hotel and its location that made it clear. This hotel is located in an area that has a lot of beachfront properties that are either run down or abandoned. My understanding from the locals is that this property as well as the Kinta Kay right next door and Cabinas Kinta Kan all belong to the same people but it figures cause the others were shut down leaving this hotel in decay of what it must have been sometime in the past. The area as you enter after the front desk must have been some bar but no longer functions. The pool in the atrium also had what looked like a nice bar at one point but now serves as a storage space for day beds from the outdoor area thrown in without care when it rains. They don’t remove the pool day beds ever so they smell of mold while the pool has cracks and exposed broken concrete areas along with rusty floor grated that stick out and are dangerous trip hazards. There are only 7 ocean view rooms that sit over the covered dining area along with the bar that has rusted gates. All the metal everywhere is rusted and rough. The room was so so with a queen bed and some dated 80’s furniture. The room was dusty and the toilet was dirty and flushed after many try’s or not at all. The shower doors didn’t stop the bathroom from flooding the floor and at the end of our stay the rain came in from the thatched roof everywhere making us have to create water dams with towels for that and the shower. The cleaning staff were very nice and helpful but the rest were either clueless or simply did not care. As for the included breakfast, they give you the Kinta Kan special breakfast listed at 200 pesos which is supposed to be a variety of egg choices with toast, fruit bowl with yogurt, orange juice and coffee. You can also order French toast. Every day I came down and ordered breakfast which for me was a daily argument. The breakfast was 200 pesos and all I wanted was an omelet that cost 120 pesos but somehow most of the time it was too complex for them to process it. (my wife didnt eat breakfast so they saved $2,600 pesos) They often didn’t have fruit, bread, ham or cheese, the bread was stale and the orange juice was canned frozen. because of lousy management who seemed more interested in asserting their position over those below them then stocking the place to please customers so the service sucked. Toilet paper was also difficult to come by. While lounging on the beach chairs two particular guys Guillermo and Hector were smart and super attentive good guys. The rest were mostly just hungry for money. Food there is not cheap and not great. A beer was 70 pesos and a shot anywhere from 180 to 240 pesos. Right next door at Captain Tarraya a beer was 60 and a shot was 55. Best food for cheap ever at that spot. If you were looking for any peace this is not the place to go. The bar music starts at 11 am sharp but is often indistinguishable from the cacophony of everything from hip hop to mariachi and the noise coming from the main park by the ferry to Cozumel. This music continues till 6 pm when they close the bar and kitchen. If you wanted a massage at the so called Kinta Kan wellness center which is a homemade covered wooden structure next to the beach chairs there will be no relaxing with all this high level noise not to mention everything from hip hop to mariachi musicians playing until 5 am often right under your window in the nice shelter provided by the massage structure after closing the front gates (structure is outside the gates available for all people to party all night.) beach is busy all night with many people passed out the next day. finally, if you are a big party animal or a group of college guys with deep pockets blowing it out this is for you!!!!! This hotel is located 100 feet from 5th avenue, the crowning glory of Playa. Over 2 miles i believe of restaurants, Bars, nightclubs and all the shopping you could ever hope to do . Included with this special place is an endless array of people trying to sell you something, trying to get you into thier shops often chasing you down and trying to get you into their restaurants. It is relentless. Even if you decide to go in they will never leave you alone to look. This happens on every beach and side street as well. Food, music and jewelry for sale even if you’re sitting in a restaurant ordering food. It never ceases unless you pretend to be dead asleep in your chair. There are also hundreds of Activity sellers everywhere so bewhere there are many rip off deals. Our only consulation was traveling to Cozumel and losing ourselves in the beaches on the unihabited side. There are a dozen bars or so every few miles with few people on the Atlantic side. Awesome!!!!!

We were unprepared for this particular place. The hotel Kinta Kan has some nice photos and as for rooms with a beachfront view there it was blah. This hotel may have been pretty nice at one point in time but is now like many of its neighbors in a row of beachfront hotels that either are abandoned or under minimal renovation. This place is in bad shape. Looked like there were a few former bars in the pool area and lobby but now just decorative. pool needs repairing and there are dangerous rusty grates around the day beds that we tripped over several times not to mention that the beds were moldy because they don’t take them in when it rains. They did on occasion store other mattresses behind the pool bar thrown behind like a pile of trash. The main bar located under the 7 beachfront rooms that don’t have balconies but actually just a railing in front of sliding doors serves the whole establishment and at night is locked down with rusty gates!!!!!! The room and toilet were so so but dusty with a dirty toilet that never flushed and they did nothing about it. At the end of our stay there were heavily rainstorms and the roof leaked like a sieve as well as the shower leaking on to the floor so much we had to set up towel dams. If you were hoping for any peace it will never happen because the bar music begins at 11 am continuing until six pm but augmented and competes with loud drunk groups playing every kind of music on the beach all night long often right under your window.

It is a very quiet property for relax. Order food at beach before 6pm, drinks and food good. Access to beach close at 6pm but you can go thru main door. Does not have refrigerator, hair dryer and needs more maintenance or a good handyman

I loved kinta kan boutique. The staff was very helpful and amicable. They were always there to support us and listen. The boutique has a great location . The beach is right in front, the swimming pool is awesome and the hotel is very near restaurants ,stores and public transportation. My room door had a problem and staff was efficient to help me change rooms. In general i really enjoy my stay and would recomend kinta kan. My friend and i went on a slow season , this past July, so the place was quiet and relaxing and staff had more time to connect and offer great ideas about places to visit.

Great potential, but the owner does not cate, does not listen. Una tristeza. I could make a list, after working for 24 years in tourism in Brasil, but I fell that it is a waste of time, triste.
