Kinta Kan Cabañas Hotel Playa del Carmen

Property looks nothing like the pictures online. Those were the original pictures. When the property opened up, the properties run down rusted. The rooms need to be painted. A lot of water damage. The only thing the bed was very comfortable. The shower when you turn it on spills onto the bathroom floor. There's no seals on the shower doors to keep the water in the shower. Shower heads are clogged so only a couple of the holes would project water very strongly. Ask for a better room. When the property manager brought me to see it, it looked the same. No better. When I asked for an upgrade they showed me the upgrade room and it was leaking water onto the bed when they showed me. So definitely do not get the upgraded rooms because maintenance needs to be done

While there were aspects of my stay that I thoroughly enjoyed, unfortunately, there were significant issues that greatly impacted my overall experience. First and foremost, I would like to acknowledge that the room I stayed in and the amenities provided were as described and listed on the website. I appreciated the comfortable accommodations, access to the pool, and especially the beach amenities such as tables, chairs, and umbrellas. The hotel's location proved to be convenient, allowing easy access to the beach, local restaurants, and entertainment along La Quinta Avenida. Additionally, the proximity to the ferry for Cozumel and the ADO bus station facilitated our travels to Cancun and to and from the airport. The beach bar with lounge chairs, swings, and beds added a fun and enjoyable element to our beach experience. However, the most significant issue I encountered during my stay was the malfunctioning TV in my room. Despite promptly notifying the staff upon check-in, the issue persisted throughout my four-day stay. Horrible all around and i am being denied a refund due to the lack of communication of this property. Completely unfair. When property is false advertising and has no regard to the customer, safety and security.

This was a lovely hotel, walking distance to most areas. Food, shopping, ferry, and tours. Everyone was great, it was quiet, clean, safe and most of all great beach access!!! Looking forward to my next holiday here..

Great hotel & beachclub, near busstation and 5ta Avenida. Really loved the pool area and staff. Room was simple but convenient and clean.

It was right on the ocean two things I would’ve liked is if I had a refrigerator in my room and that there was at least a place to get water bottles, other than going to the store and buying it

The hotel and outside areas are in horrible condition.. pictures on the website are at least 15 years old.the room was in need of repairs due to deferred maintenance. False advertising to say the least.There was no restaurant -the room was across the street all the pictures are lies. Now the room was BAD Missing tiles in the shower, toilet paper holder was torn off the wall, the “rain shower head” was broke so the water poured from the broken plastic like a 1” garden hose, the mirror was broken and hanging loose off the wall. There was visible black mold on the walls and ceiling even with a dehumidifier running the beds were WET with moisture and smelled of mold and mildew. Like a gross basement. I have asthma so I immediately complained to management that it was a major health hazard for me to stay in that room. He agreed and said the room should be repaired before renting it out again. He asked the owner if we could be moved due to my health. Owner said NO he doesn’t care about me, my health or Expedia!! To move across the hall same room and issues for $600 more. Which I refused to do. We stayed out of the room except to sleep and I still ended up with an upper respiratory infection which ruined my vacation requiring medication and staying out of the sun!! The staff cared and was excellent.

The wifi was slow. We got room 106 by the beach and the kitchen so the noise started at 7 am. The coffee was not good. But overall not bad since it has beach club amenities.
