"Historic hotel in New Town"

Although the hotel in this historical townhouse starts on the 2nd (European) floor with no elevator, and the top floor is another two flights up, it is comfortable and clean. The hotel is located among shopping and many many restaurants in New Town, and within walking distance of the Castle, the Palace, and Old Town. It's also not far from Waverly train station, the bus stop from the airport, and a taxi rank just down the street. The lobby desk is not staffed full time, however, so watch your email or other message options for notifications before you check-in.

"Great area, but not a very comfortable stay"

For the price, I expected a better experience. The area is great; you can walk just about everywhere, and the bus from the airport stops just a few blocks away. The hotel itself is up five flights of stairs, so be warned. When we arrived, there was no answer at the buzzer for about five minutes, which is not great in the winter cold. We were here over New Years, and while we were told there would be no cleaning service on the holiday, they did not leave us an extra roll of toilet paper and we ran out. Besides the holiday, the cleaning crew was great though, and the room nice and clean. They also left a bottle of Prosecco for the holiday, which was thoughtful. The room itself was just alright; it had a bed, a desk, a chair, and two bedside tables. The bed itself was not great... it was a metal frame that had a wooden support built underneath it, but the wooden support collapsed right away, and the bed sank in the middle, leaving my husband and I trying to roll out of the middle of the bed all night. Not very restful. There was only one chair, so there's not really room to hang out except for on the uncomfortable bed. There's wifi, but it's slow. There's also cable TV. The shower water gets quite hot, but the water pressure is low. The bathroom itself is very small. If this place runs a cheap deal, then great. Otherwise, I'd suggest looking elsewhere.

"Great location and view"

We had a family room only because there wasn’t a twin available when we booked. The room was clean spacious and had good facilities. The bathroom was small but was fine for what we needed. Be aware the guest house is located at the top of 3 flights of stairs, so would not suit less able people. However the guest house is in a great location, only 2 streets from Princes street and close to all the shops. There are lots of bars and restaurants around the corner and we could had a cracking view of the castle from our bedroom window. We will definitely look into availability here when we next visit the city

"Great location !"

A lovely house in a great location. We were met by Todd who took the time to explain where we were on a street map he provided and gave us some great information. Yes the accommodation is on the 3rd floor with no lift but if you read the hotel information before you book then you should have no reason to comment negatively about this. There are some fantastic bars and restaurants within minutes walk and yes there is a small amount of street noise but you are in a city not the middle of the country. Our view from the room was stunning with a sea view out of one window and the castle from the other.The room was great and the bed was really comfy and will be returning without doubt.

"Good central position."

All rooms at the top of a 60+ stair way. No lift. Rooms clean enough but extremely short on comfort. Bed very uncomfortable...no mattress topper here! Our shower was hit and miss on working. However, what was excellent was Valerie. She is the best hostess, and a most helpful and friendly person.

"Great location!"

This is one of the oldest inns in Edinburgh, so rooms are small and sort of old-timey, but quaint and clean. The rooms are a short stroll from Edinburgh Castle (visible from the hotel porch) and the numerous restaurants and attractions around Princes Street, George Street, and Rose Street. Probably one of the best places to stay during the festival season in August.

"Great stay & location"

Great location. Tod was very helpful and accommodating. Couldn't ask for better during the Fringe! (Be warned, there's no stairs!)
