Perfect and convenient stay! The room was perfect — clean, comfortable, and had everything I needed. The location was very convenient, close to restaurants, shops, and public transport. The staff were all lovely and helpful, making my stay even more enjoyable. Highly recommended!

I recently stayed at a small boutique hotel near the city center, and it was a wonderful experience. The staff were incredibly kind and always greeted me with a smile. My room was clean, comfortable, and had a beautiful view of the park. The breakfast buffet offered a great variety of fresh food, especially the croissants and fruit. The location was perfect—just a short walk from restaurants and public transport. Although the Wi-Fi was a bit slow at night, everything else was excellent. I would definitely recommend this hotel to anyone visiting the area. It truly felt like home.

Good service all the staff members were really nice and specially Maddy at the front desk is excellent with his skills every hotel need someone like him.

A very average experience for a low price. The shower was not as clean as I would have expected, and the toiletries had not been refilled. The bed linen did not fit the bed, and I spent the night doing battle with it coming off. The complimentary wifi wasn’t, and checkout was tedious.

Carpark is not connected with the reception building, it was a bit confusing to find the entrance.

TLDR: we will NOT be booking here again and we urge all other guests to think, if they really need to book here, or can you find something better… Our group (5) stayed here 9-15 Oct 2025 In the tower that connects to the reception I have worked in front line hospitality for 15 years, 9 years at a large venue, I help manage, including a hotel, gym and club facilities, so I’m no stranger to how a hotel runs and hospitality company runs. Corporate management of the Arrow on Swanston appears to be reactive and not proactive, in the upkeep of the property. It’s quite obvious that remunerations need to be made from the top down. Outdated furniture, often mis matched or broken in some way(our fold out lounge that we took pics of, had a wooden support snapped and pushed through the bottom), outdated bathroom fixtures and kitchenettes, loose power points, a dodgy tv remote, a surprise 6th guest running through our room and into the hallway (a mouse), the pungent smell of weed permeated the level 1 hallways every day we stayed, elevators in half the building not working correctly and forcing guests to use the fire staircase for entry and exit (doors being propped open) lights out in hallways with paint patches everywhere. A landlord special for as far as the eye can see. The reception is about the only place in the venue that has some semblance of being put together well and has a warm welcoming atmosphere, that lulls you into a false sense of security, especially when they then ask you to post a review for a discounted early check in fee… Pictures online and descriptions, marketing the rooms, are not accurate in the slightest, often manipulative and do not accurately represent the actual quality and state of the rooms. People, I’m sure, would just appreciate honesty and a candid shot or description, of the rooms, instead of the current, deceitful, practice.
