Please note that from the pavement there are 8 steps with hand rails either side to the front door. There is one single guest room on the ground floor. All other guest rooms are accessible via the stair case with hand rails on one side. Please note, this property is adults-only. Nothing much ! Adjoining guest room noisy and fight all night resembling more like a homeless hostel . Nobody on site to take action . Whole night could not sleep .

Nobody on site to control noisy unruly guests making the stay more like a homeless hostel . Further a small fan which did not cool even this small room . Like living in an oven Overall I would not recommend this place to anyone . The staff do not care they got their money and after that they were not concerned . Stay was awful and nobody we could complain to until the next day meanwhile we are expected to suffer in silence and sacrifice a simple demand of a comfortable peaceful night stay which was NOT delivered

Great location, within walking distance to beach, the lanes, bars and restaurants. Lovely decor in the room. We parked 5 min walk up the hill by the park for the weekend.

The room was pretty small for the price. Bathroom was extremely tight also. Also be careful having the window open as the pigeons kept landing on our room window sill!

Ideal stay for a night in Brighton. Good location, very clean and cosy.

The only downfall would be that there is no parking, but the hotel is so close to the beachfront so is still walkable. Just awkward with bags.

My room was still clean and had everything I needed. I rang for more milk and it was sorted out immediately. The decor is really lovely with some beautiful personal touches My bed was so comfortable and I got a great night’s sleep. The tv had Sky so I was able to watch a movie before bed. Felt completely at home. I would definitely stay here again.

Lovely location, very clean inside and out, I liked that there is a quiet space to work if you needed to, I did have the small single room which was plenty big enough for my needs, I slept extremely well and woke well rested, shower was great and there was shampoo and body wash if needed, tea making facilities , hairdryer, iron and small board, good tv I found easy to use as I was sent instructions for everything the day before, I would definitely stay again

Not a fan of the wet room but that’s personal preference And Belive that the Cleaner had cleaned the room and there was a wee in the toilet that hadn’t been flushed when we first checked In
