Location was great and staff friendly

There were a few problems with staying here: 4 of the rooms are on the side of the building at street level (not suggested by photos online) so cars pulling up and people walking directly past window at all times, also opposite a pub. This led to a poor night's sleep. WiFi couldn't connect, connection displayed as 'poor' and dropped out each time after 3-5 seconds, so unusable. No hanging space except one coat hanger Couldn't watch TV easily while on the bed due to bed rail obscuring it. Hosts only available until 6pm with no bar or food service in evenings. I realise it probably doesn't meet the criteria for four star, so they may need to look at being reassessed. Overall, I would certainly chose a different hotel, there are some really lovely ones in quieter locations.

Very friendly and helpful staff. Nice room which totally suited our requirements. Hotel is very close to Rye's central area.

Chose not to have a proper breakfast on premises. When booking through Booking.com I thought it was included. It's not, though you get a 10% discount. I was told If I'd booked directly, it would have been included.

We felt disappointed as we felt we were led astray with the Old Borough Arms advertising,…..There was only one small communal area. Which was also the reception - it was a small dining area which had tables and chairs and one soft chair and a Christmas Tree. This wasn’t accessible after around 4:30. We didn’t know this so went back up to the reception area to socialise after we had booked in .. but found it locked. After trying the door a few times the lovely owners did open it and allow us to buy a drink and were very friendly. It was clear though that we were mainly only meant to just be accessing our rooms from after 4 ish.. a real shame as we expected a bar to play cards in and to Soak up some Christmas spirit near the tree . The write up in the room confirmed the situation of the lounge by saying that the door is shut and the staff are not really available from 4:30 onwards, (although a telephone number was left). I think, had we known this we would not have booked, as we like a communal area to enjoy. The photos of the Old Borough Arms shows the communal area too .. so it is advertised. I have stayed in Rye a lot. You can get somewhere to stay in Rye for around the same price which also has a lounge/bar area which remains open constantly. There is also a cafe downstairs… this shuts at 4:30 too. The other thing we really didn’t like was written in the rooms …. Reminding guests not to put anything other than loo paper down the toilet ( absolutely agree) but it then goes on to say if the have to call a plumber out you will be charged.., it seemed like a veiled threat and isn’t pleasant.

What a fabulous place. It was freezing outside but we received the warmest of welcomes from the very friendly manager, and there was a wonderful fire blazing in the cosy bar. The room was very comfortable and the location was fantastic. We had two wonderful days in Rye and would certainly recommend the Old Borough Arms as a great place to stay.

There was nothing not to like.
