"Not a place to stay"

This is one of the worst places I've ever seen. The rooms are in the basement, the smell of mould is unbearable, and the musty and emimently dirty 'bathrooms' are on the corridor. All in all, this is a disgusting place, and I actually wonder whether the people running the place have a valid licence to do so. If you want to enjoy your stay in Edinburgh, do not choose this place.

"A Bed and Breakfast with no Breakfast"

Small, dusty, dingy garden view room. Downstairs, lights didn't work. Shared showers although only 1 was open and a toilet for my access. Broken ironing board to share, no hair dryer and had to request a bin. Room 3, you had to climb over the bed for the sink. Cleaned every 2-3 days, although I saw no evidence of this. In the cheaper bracket of pricing... but youth hostels or uni accommodation are more comfortable than this. Door could not be deadlocked at night, evidence of it being forced at some point and window no secure either. Owner very pleasant and dealt with requests. Place needs alot of TLC.. basement smells of damp and signs of mould in toilet and bathroom I had access to.

"Get what you pay for"

The cost for this room was very cheap so I didn't expect a lot of frills. I had let them know that my plane landed at 9 am and was informed that the room would be ready at 2 pm, but they would secure our luggage until check in time. Sounded perfect but upon arrival was confronted by a person who ask how we got in (the door was unlocked), so I explain who we were and that we had paid reservation. Once he checked it out (lack of communication) he took our luggage. We went to the Abbey had breakfast and some beers hung out and talked to locals. Then we walked around the corner sat a few minutes till they opened the door. We were given our room key and two door keys,instruction on checking out and how to get a hold of him. The room was simple but clean;our luggage was in the room;plenty of towels, toilet paper, shower gel, and shampoo.I love the idea of having the keys so we could come and go as we pleased. The building is pretty old, with very tall windows and a nice view of a green yard with black/white birds. My first impression was oh no...but I settled down and checked out things they had everything we needed. Free wi-fi (password on bathroom door) shower/toilet in room (which I requested) clean beds and TV with quite a few channels.If you wanted glam with your room go somewhere else and pay for it. Yet if you want just a room to sleep and freshen up, close to bus stops,bank, ATM and food/drink establishments then this is the place for you. My sister didn't care for her bed but all beds seem out of whack compared to your own. I slept fine in mine. Even tho the main street was an ambulance easy route to the hospital the room was very quiet and with drapes drawn very dark.

"No toilet in the room!"

Overall our stay was alright. The staff were very friendly and helpful. But the room was extremely basic and didn’t even have a toilet. This meant that we had to share a toilet with the whole floor. And that to get ready (ie do make up) i had to leave the room and stand in the shared bathroom as the mirror in our room was not in any light. On top of this the staff decided that 7am on a saturday morning was the perfect time to do loud cleaning. This meant we were awake for ages as they kept walking back and forward past our room doing all their tasks. I don’t think i would stay here again, but i hate saying that when the staff we encountered were so lovely and obviously put a lot of work in. On a positive everything was very clean.

"Good value for money "

Good value for money accommodation. We were on the ground floor in room 1 and it was plenty big enough for me and baby - lots of room even with the pram and suitcase in the room! Tv has plenty of channels on. Bathroom was ok, a little dated - but it’s not like you spend all day in there! Nice room if all you are using it for is just accommodation - we were out all day so was just somewhere to rest your head. Bed was comfy enough. Lots of tea and coffee in the room as well. Hotel is close to bus route to the city - 37 and 31 take you into city. Also there are restaurants and shops nearby. I don’t have anything negative to say as I feel it was good value for money and you get a big room for what you are paying.
