Spotless, quite, great location, very friendly staff..would definitely stay again.

The staff was very friendly and helpful. The room was small but very clean. Perfect for a solo traveler!

There is construction work at the front of the building. It was very loud in the morning because of the tools and men shouting. It makes it impossible to sleep in due to them being right outside the window.

The room was fine if a little small. Shower and other facilities fine. Friendly and helpful staff. Location perfect for our needs.

Little bit more space - do not like having the bed up against the wall.

We love the location our son lives near by so its perfect, beds always comfortable.

Hotel message with access codes made it sound likebthere was no reception (in fact available 12pm until 8). So as room not available until 4pm, I wasted money using a luggage storage shop so I could go to visit the Royal Yacht Britannia. My fault I guess, I could have rung to check!

Very nice hotel, on Leith walk so easy 3 stops ride to central Edinburgh Good size room, tea and coffee provided & kettle. Quite warm room + comfy beds Toiletries and towels provided

For 2 single people you need to remind bed arrangements. But all sorted quickly.
