This property will not accommodate hen, stag or similar parties. Please inform Abode Memphis - Downtown Madison Ave in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation. A damage deposit of USD 500 is required. The host charges this 7 days before arrival. This will be collected by credit card. You should be reimbursed within 7 days of check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property. Guests will receive a rental agreement which must be signed and returned to the property within 24 hours. If the agreement is not received, the guest should contact the property management company at the number on the booking confirmation. This property features self-check-in only, no front desk or concierge services available. After booking, guests must complete Abode's online check-in process. This includes electronically signing a rental agreement via a secure link, which must be submitted within 24 hours of the reservation. The link will also collect details about the stay and verify guests identity. For same-day bookings, the processing time may take up to 2 hours. Guests residing in the same city may require special approval to accommodate the stay. Guests are required to show photo identification and credit card verification (photo of the card and confirmation of a test amount) before being approved for check-in. Virtual Cards are not accepted. Please note that all Special Requests are subject to availability and additional charges may apply. The name on the credit card used for the booking should correspond to the guest staying at the property. For reservations made by a third party, you will need to complete an authorisation form and present a copy of the person’s ID and credit card

"Good"

Absolutely worst stay. Bed caved in with me in it. Mattress was filthy, bed sheets were not fully covering the mattress. Location was ok. Will NOT be staying there . Expedia needs to look in to this.

"Great location but some improvements needed."

Location, shower water pressure, communication with host.

Not all lights worked, beds were extremely uncomfortable. Property mattresses should be used, not foam and needs should be King size at least, particularly for what we paid to stay here.

"Don't book"

The process to rent from people who don't live in Memphis and operate out of California! Booking.com should not allow people to book with them BEFORE seeing all their identification requirements to get into the room including photos of credit cards and IDs. They immediately take the full amount out of your stay, and then say they won't give your money back if you don't comply with all their online ID requirements. DON'T BOOK NON-REFUNDABLE!

It was a nightmare from start to finish. My company was going to pay for my stay so I used their credit card and took a picture of myself and I.D. I get an email stating they needed more info and advised it wasy my company card so then my boss had to jump through hoops to get it on the card. My flight was delayed twice so I wasn't able to check in on time. I finally made it in the next day, but two digits on the keypad weren't working so I had to call and couldn't get a hold of anyone for 20 minutes while I stood outside in the rain trying to get a hold of someone. I finally get someone and get into the hotel only to be hung up on and I couldn't get up to my hotel room, so I had to go back out to rekey my code to get into the elevator. I was on hold for 40 minutes, in which time I said "screw it", I'm going to work and I'll book a different hotel. The customer service for this hotel was horrible, the staff was unhelpful and difficult to get a hold of. I would never use this hotel again or recommend it to anyone.

"Avoid ABODE at all costs"

I booked in January and paid then. I uploaded identity documents at that time and jumped through all the (frankly unecessary) hoops theat Abode requested at that time. Then about two days before arrival I got an email from an unrecognised and frankly sketchy email address, asking me for all sorts of credit card information, by email , which goes against all banking advice and procedures. Threatened with cancellation and a no show at that. Appallling way to treat a customer. They say it's standard procedure, but I can assure you its not. The online form asked for none of that at the time of booking.
