The location was excellent

The smoke alarm in the property had been removed - this is meant to be a key legal requirement. More importantly we stayed for 2 nights and from 7am on the Saturday morning there was no running water. The hosts were difficult to get hold of, when I did get hold of them, they weren't very helpful but did eventually send some bottled water. Not massively helpful when you can't use the toilet! Offered me a refund of one night, but only if we left. When we left on the Sunday morning the water still wasn't working. Offered me a refund of half of one night, then received less than that! I rejected this & they ignored me. Nowhere in the description of the property did it mention that there would not be any running water, otherwise we wouldn't have booked it!

Great location in York city centre. Bed was very comfortable and flat clean.

Parking was a 10 min walk away - we were visiting for a wedding so not ideal carrying bags through town.

We didn't end up staying due to it being so bad, so can't really comment a positive, more information below.

The absolute stink of cigarette smoke, there must have been a smoking area near where the ventilation is, we could not stay due to this. The owners must know as they had air fresheners in literally every nook and cranny. The toilet seats were broken and sliding off. The side of the bath was hanging off. The kitchen cupboards and cooker were filthy with grease and tea marks. The sofa stank of urine, so guessing a previous guest had urinated on it. We lasted 45 minutes and had to leave! We still went to see our show, but luckily we only lived an hour away so drove home after. We put a complaint forward to try and get a refund to no avail. Booking has offered us £12 which I'm assuming is their commission fee.

Location was ideal.

No hot water or guidance on how to turn on the hot water for whole weekend. Lack of towels for 1 member of the party. Bed linen for the sofa bed had an unpleasant smell plus no sheet provided to cover the sofa. Broken facilities in bathroom- panel off bath - toilet seat broken so moved when you sat on it. Lack of communication from the Management team when issues were raised over the weekend. Plus there had been no mention that a spiral staircase was the way to access the lower level. Not great for someone with impaired mobility like myself.

Entering the property, Up the lift and finding our room we had high expectation. The top floor is the kitchen and the living area shall we say, This was all okay no problems. However climbing down the 17/18 steps became a heavy Mould and damp smell, This brings you to a bathroom and a bedroom. The bathroom first, This was only I can class as "Shambles" Damp a horrible smell , The bath panel was hanging of and the shower sprayed more water over the glass panel then inside the shower itself. The bedroom smell was also damp and the carpet was slightly damp. Overall i am hesitant to give the downstairs any rating, The upstairs was lovely.
