The property was clean, well maintained, and very beautiful. Loved the cenote! however upon arrival, I had to ask about EVERYTHING, transportation to downtown, things to do, where to get towels for the pool, programs/ services offered onsite… They had a kitchenette, but did not have any pots, kettle, cup etc…

Kan is Beautiful. the view and the rooms are super clean and beautiful. The only problem I has was the Staff! the customer service was super bad. Front desk was ok but not helpful at all. there are 2 bartenders a guy and a lady. they were both mean and rude. we asked for hot water, he refused to give us hot water! we got 2 coffees he charged us $25.00. the next day we got hot water from the lady and she asked us if we want to tip, and we said no! she gave us attitude and she refused to help us later that day. there are 2 servers in the restaurant. a guy name Gustavo I believe, he is super nice and friendly. also a short girl black short hair, I do not remember her name she is also nice and helpful. I would go back to that hotel only for the view but not the staff.

"Nice design, great food"

Overall had a great stay here with friends. The hotel advertises itself as sustainable, which I thought it was for the most part, however in terms of materials with all the wood cladding and decorative elements surrounding the rooms / pods in Tulum's monsoon-like rain during low season, it was clear this had needed to be replaced multiple times in the short time the hotel has been open, so it's debatable whether the design is sustainable. The food and cocktails were fantastic, not cheap but fairly priced for Tulum (which is pricey for anyone who hasn't been!). Great restaurant and cute speak-easy bar below. The staff were fantastic, shout out to Gus at the restaurant, who not only was one of the best waiters I've ever met (I work in hospitality myself) but also a super nice guy all around and he shared so many tips and recommendations with us. Every dish we had, breakfast and dinner, was fantastic. Only let down was the coffee, really not great. The hotel is located in no-mans land between the beach area and downtown which are separated, so be prepared you'll need taxis to get everywhere and the taxi drivers rip off tourists. We tried walking one evening but the roads are horrendous (potholes likes craters), no street lights (even the long drive way to the hotel - get some street lights for your guests guys!) and in many areas there are no sidewalks - so I wouldn't recommend walking in the dark. We were not impressed by the beach club recommendations (their partner beach clubs - they were dead / no vibe). Had a massage which was ok, nothing special. We went mid-October and experienced two full days of torrential non-stop rain, so choose your dates wisely. The hotel advertises it offers bikes, what it doesn't mention is that they charge and it's through a third-party, the cost was outrageous and the bikes were in ill repair - as a sustainable hotel I really think they should offer bikes to their guests and charge a deposit. We were looking forward to getting around by bike in Tulum but the prices really were crazy so we took taxis. We didn't swim in the cenote at the hotel as was a bit mucky. The artificial waterfall was noisy, our room was next to it. The rooms were nice (no TVs, I get the concept of switching off but as we had so many rainy days on occasion would have been nice to have one to chrome cast from your phone). The bathrooms are a case of style over functionality. Not much privacy with a free standing bath/shower but that's fine, however the water from showering went absolutely everywhere. Also the hotel is not smoker friendly, which is listed on their website but I didn't spot it beforehand. Not a massive issue but worth noting for smokers. Overall beautifully designed, very green, very peaceful, great service and above all else great food and drinks.

"Not quite the oasis we expected"

Pros: Very Friendly and attentive staff Comfortable beds and pillows Relaxing cenote area Vegan options First two days were tranquil and relaxing Small but clean pool in public area Towers were nice for watching sunrise Cool treehouse Price (don't expect the Ritz when you are paying for a Days Inn) Prompt cab service Can escape to excellent restaurant and beach clubs in town (via cab) "Kans" Lack of communication for reservations so we didn't get a room with the amenities we thought we were getting. Plunge pool ended up being a very small steep hot tub that was no longer circulating. (We were told we had the glass one pictured) Lukewarm bath water A concert transformed the whole area into an ecological travesty with chaos. Overrun with Influencers and Instagrammers who were not even guests of the property Excessively loud with doors shut and rear plus. Although owner offered to move is both the resort is so small it wouldn't have made a difference. Check in area had two rather foul mouth guests upon arrival. Not the best impression. Dirt road wasn't such a good idea. $40 for ten min cab ride (incl tip) to town each way Felt a bit trapped... Resort is very small. Menu items don't vary much . Ok for a day or two tho. Need coffee or juice earlier than 8:30am... Or coffee makers. There was an incredible lack of wildlife due to eco damage and noise.

We loved this hotel, we stayed 9 nights and everything was clean and organized in the room. The house keeping lady/guy did an excellent job. Don’t forget to leave a daily tip to her/him. The workers at kan tulum are always alert to have everything clean, safe,funtionally and well maintained atmosphere. Plus the hotel have workers taking turns 24/7 taking care of your cars at parking lot to Making sure no one breaks in into your car. The nature and vibe inside the hotel is unique! Loved the design of the hotel and the feeling it gives you. The pools were always clean as well. They have a spa, boutique, and restaurant but these extra cost. The hotel has a cenote and a bar besides it, plus like a small cave with seats so you can relax with your partner or friends. The hotel has bicicles for rental as well. But We really didnt get the chance to enjoy these services since we already had activities planned. But next time we will enjoy every service for sure. Quick tips to the hotel, just get alittle bigger trash cans inside the rooms. And something i noticed. Just be careful when you are stepping out of the bathtub/shower it will get alittle bit slippery in the floor. Just put a towel so you wont fall. And the most important tip that will help taxis and new arrivals is to put a small sign at the very front street entrance that says KAN TULUM. These tips didnt affect my stayed but it will help new arrivals. We really recommend others to stay at Kan Tulum.

Desde que llegamos hasta que nos fuimos, el servicio fue excelente. Todo el staff fue súper atentos y amigables. Hasta nos recomendaron lugares para comer y visitar. Al host, Azúl, Benjamín y Gustavo muchísimas gracias por hacer de esta estadía una muy especial. La habitación es amplia y es tal cuál las fotos. El hotel tranquilo al menos para esta época que es "low season". El cenote es un must! Creo que es el único cenote con barra. No se pueden ir sin hacerse un masaje en el spa. Las chicas fueron excelentes.

Interior, the property is gem. The atmosphere they provide is great. Definitely a location for a relaxing break single or a couple’s retreat. I went with my significant partner and we loved it. Pros: The communication that Kan has is great. You can chat with them via WhatsApp. They have someone watch your vehicle overnight, we rented a mo-pad and they made me feel safe leaving it there. THE FOOD IS GREAT, they have their own “restaurant” and speakeasy. Drink are good, if you have a big tolerance then you’ll need a couple of drinks, I had about 4/5 (mixed drinks) and the alcohol wasn’t hitting. They’re near a beach, and honestly you need to visit the PRIVATE beach club they have to offer. Pricing isn’t bad for the visit. We were there for 5hrs. Cons: When getting there, let’s just say it’s kinda hidden. Love the idea that it’s a complete different environment once you get there. But even our taxis guy was having an issue getting to the entrance. But the entrance is easy to find once your there. Checking in, no one really approached us when we got there it was kinda an open area, we asked “hey, how do we check in” then we were redirected to the check in area. The roads surrounding the area, long story short if you rent a mo-pad watch out for wholes and puddle of water. Not every road will have a street light so you’ll be riding in the dark with only your head lights. Overall, I really love the place and would DEFINITELY recommend it for a get away.
