To make it 10/10 it could really do with a kingsize bed. The mattress was uncomfy.

We were given room 66 which was above the pub. Fully aware it was a warm night but the room was unbearably hot even with the window wide open and fan on. The room itself was tiny

Stunning building and grounds Well kept lots of wild life The spa and swimming pool facilities were superb Clean ,having the choice to hire a robe and towel so you can walk from your room to the spa makes such a difference as you do not have bring everything with you and it's a pleasant stroll through the grounds . The staff are lovely so nice and helpful I had a Swedish massage and this was worth every penny having the bus stop right outside the hotel that runs every 15 minutes and takes you directly into York we used this on numerous occasions and it takes about about 15 mins !

Nothing I really enjoyed our stay and will be staying again !

The gardens and leisure facilities were great

The room 53 we were allocated was right above and next to the fat abbot kitchen so the extractor fan was on the roof and was very noisy from lunchtime to late evening we also got all the food fumes coming into our room from the fan which was not very pleasant when I mentioned this after our first night i was told that no one had complained before which I thought was a very bad response I did mention it again the following day to a different person on reception but got the same response also as soon as the extractor fan finished we had the central heating boiler go on and off all night but I didn’t bother to complain about that because of the response I got about the extractor fan the room was ok but the inside of the window frame was very dirty as you will see from photos the bathroom was also not good the bath panel was very badly damaged around the edges and the shower tray had black mould around the edges as you will see from photos
