"quiet, friendly, great breakfast and one i'll be coming back to for a 3rd time soon"

perfect breakfast (available after 10 - a rarity), great location (minutes from the north pier and very quiet at night), very friendly staff

the tired outside appearance would put some off but the actual hotel is good - this is my 2nd stay having been fully booked on 2 previous attempts

Really good hotel. Very helpful, pleasant staff and a great breakfast. Comfortable bed with more than enough tea and coffee. Really enjoyed my stay for a festival.

Location was perfect. The staff were extremely helpful and friendly. Room was clean and comfortable. They even left a card and chocolate in the room for my birthday - which was really thoughtful.

The stairs… we were on the top floor.
