The Residence Bentota

The rooms are very clean and tidy, very comfortable. The bathroom was squeaky clean. A very peaceful and quiet place. It is a beautiful area and a beautiful nature strip. I would definitely go back again to this hotel.

Ogród, to jest jedyna rzecz dla której mógłbym wrócić do tego obiektu. Basen jest czysty i cudowny, moglibyśmy spędzać tam godziny. Personel bardzo miły.

Część mieszkalna która została nam przydzielona to było troche nieporozumienie. Wszystko powinno być do remontu generalnego. Przede wszystkim prysznic a chociażby bateria prysznicowa, która byłą uszkodzona. Brak wieszaków na ręczniki. W sypialni zasłona na komary śmierdziała, nie było żadnego przewiewu powietrza, było duszno i nie mogliśmy spać, bo jedyny możliwy ruch powietrza dawał wiatrak na suficie. Ogólnie to była dla nas ciężka noc.

The grounds themselves were excellent and there was loads of space for our children to run around and play. There were loads of animals too; mongooses, monitors, fireflies, chipmunks etc. The staff were great and Sumi in particular was very helpful the entire stay. Breakfast was very good too. The pool was also very pleasant and clean

One of our party stayed in a "superior" villa which was lovely. However the air conditioning seriously malfunctioned and this was not taken very seriously by the staff. The rest of our group stayed in a standard villa and had real trouble with the kitchen facilities which were very ill equipped, smelled badly and swamped by flies because the kitchen window wouldn't close. We also struggled without proper curtains and a bathroom that flooded. We enjoyed the location so much and the staff were so friendly that our stay was still good - but we ended up considering a little like camping! The proximity to nature was great but there were constant flies/mosquitos/ants/millipedes downstairs in our chalet

The room was well appointed and very clean. The location was excellent , on a quiet road , close to the station and a short walk to the beach and shops. We were well looked after by The manager Iran and his staff. The gardens are beautiful , the pool is great , breakfast was very good. We have booked to stay again.

The location was fantastic. The property was close to Bentota Beach, restaurants, and other facilities. The garden is well maintained, and it is gorgeous. The highlight of the property was the pool. The size and the depth of the pool were ideal for the family and the kids. The free breakfast was good.

Extremely Disappointing Stay – Poor Maintenance and Zero Emergency Response We booked three apartments at this property, and unfortunately, all of them had major issues that made our stay extremely unpleasant. Apartment 1: The second room had no air conditioning, only a ceiling fan. The fan was in poor condition—its cover was rusted and half-broken, with rust flakes falling onto the bed. It was unhygienic and clearly not maintained. Apartment 2: The air conditioner barely worked and did not cool the room effectively. The toilet flush was also broken. Although the maintenance team attempted a temporary fix, the issue persisted. Things got significantly worse when the property lost power at 1:30 AM. Shockingly, there was no backup power supply, and we spent the rest of the night sweating in the heat without sleep. This was especially distressing for my 80-year-old parents. I spoke with other guests who also confirmed they had the same issue, so this was not an isolated incident. What made matters worse was the lack of any kind of emergency support. We called the property manager over 10 times, but he did not answer. The night watchman had no idea whom to contact and was equally helpless. The manager only arrived around 10 AM the next morning—hours after the outage—by which time we were having a delayed breakfast. Power was finally restored around 10:30 AM, just as we were checking out. This was hands down the worst experience I’ve had in any accommodation—be it in Sri Lanka or abroad. The lack of maintenance, poor communication, and zero crisis management is unacceptable. I do not recommend this property to anyone looking for a safe and comfortable stay.

The swimming pool is big and nice. Perfect ro relax after a long day visiting.

The person who welcomed us wasn’t even aware that we were coming. I also felt that the communication wasn’t great. We had to ask for the wifi, how the breakfast was organised… Moreover, we didn’t get the room we had booked on Booking, even though, according to the manager, the one we got was better. Unfortunately, there was a power outage all night, and we slept very poorly due to the extremely high temperatures in the evening.
