Villa Kipas

The villa is spotless and spacious, great aircon, free safe water, stunning gardens and furnishings and nice size pool. There were plenty of towels for the pool and bathroom. Aircon is fantastic. Breakfast is provded by the villa managers who come and cook for you each morning at a time that suits and you chose off a select menu. The villa also provides DVDS, WIFI, umbrellas, phone contacts if you need help. Its a 10 min walk to the APOTEK (chemist) and a emergency doctors next door.

Motorbikes are noisy but they are everywhere.

Villa Kipas was absolutely beautiful. Perfect for the end of our holiday. The rooms, the pool, the breakfast, the pillows, everything was beautiful. The service was excellent and the advice left for us was fantastic. So much thought into making our trip memorable.

The staff were amazing and so attentive. location was brilliant.

The villa is spacious, with an astonishingly big (and deep) pool. Lots of well-kept greenery hides the high surrounding walls. A lot of useful Information is provided as well as a complimentary cellphone with important contacts.

the street in which the villa is situated is a busy one for cars and motorcycles alike, Thus there is a constant flow of traffic practically 20/24 hours daily polluting the garden with exhaust fumes and noise. The noise is most disturbing especially in the upper rooms. The interior is a little tattered; bathrooms and kitchen could do with refurbishing. When we arrived, there was a foul smell, which was dealt with by the personnel but could never be fully fixed. The villa is relatively close to the sea but the walk is not a pleasant one as one needs to pass back alleys littered with rubbish. Any walk to Seminyak Square or the Camplung Tanduk directipn is even more unpleasant due to the traffic and the disrupted street (roadworks for broken sewage pipes continued during the whole of our stay. Our taxis had to drop us midway so that we needed to manage our own way through the potholes and puddles in the dark). We missed the Balinese atmosphere and calm and relaxation of many former visits.

My partner and 2 friends stayed at Villa Kipas in January and it was such a beautiful stay! From the moment we booked last year, Neil reached out and was very responsive to any and all queries. Windi, Gede, Nita and the team were absolutely lovely (and made a mean breaky for us every morning). The Villa was always clean and the pool was perfect especially after a long hot day of exploring. Thank you so much for a fabulous stay. Can’t wait to come back in the future!

EVERYTHING!! the location, the staff are so lovely, the house itself is amazing, the pool, the fish in the pond, the breakfast cooked by the staff every morning. The owner is also fantastic, and so accomodating.

Beautiful property and lovely staff/service. Easy close walk to beach. Lots of general information provided by Neil prior to arrival which was helpful

A bit isolated from shops, restaurants etc but also made it quiet at night
