"The hotel needs a lot of work to bring it up to a standard that is acceptable."

2.0

Quiet and peaceful

Our check in took more than 3 hours. The hotel is definitely over rated with poor/ lack of maintenance, nearly the plug point caught fire in the room; there was no water in the taps and toilets. I had to wake up the manager at 5 30 AM and then both of us went to check to see the security guard who was supposed to be awake was soundly asleep and had not bothered to start the water pump. The staff are poorly trained. Doors that don’t close properly. Toilets that are open to the sky so if there is rain whilst in the toilet get ready for a drenching. No kettle in the room so to make tea we had to go to the restaurant to get some hot water. No fridge or TV. Booking. Com needs to check the quality of the hotels they advertise.

Wonderful experience. The staff is so nice, kind and helpful. Perfect location, just in front of the lagoon. Amazing room, beautiful pool with bar, great breakfasts and perfect scenario (with or without kitesurfing)! ❤️ thanks a lot Kitelantis

"The resort was absolutely beautiful and accommodating"

8.0

Jesse gave an extremely warm welcome! He made sure that everything was great from start to finish. Any questions or concerns I had were addressed promptly. The food was delicious and the staff were extremely accommodating and helpful. The resort itself was absolutely gorgeous. As you arrive you enter into an oasis of coconut trees and truly feel the essence of Sri Lanka. I was brought to and from the lagoon every day to go kitesurfing which was great!

Considering I went at the end of the season, there weren't really people I could connect with so I did have to go to other places to do this (with the addition of kitesurf trips etc). I also had an unfortunate experience with a tuktuk driver in Kalpithya, which Jesse helped me resolve. So when going there, definitely be cautious, and ask Jesse for tips and advice.

7.0

Price/Value: 3/5 Room: 3/5 Bathroom: 4/5 Cleanliness: 1/5 Food: 3/5 Atmosphere: 4/5 GOOD: 1. free boat to kitesurfing spot; 2. Ansalees is very helpful and professional in everything you need. The manager is trying and always happy. 3. Open-air bathrooms are a highlight. 4. The setting and vibe is very nice in all the palm trees.

BAD: 1. Food: relatively low quality for local standards and way too expensive for what it is: Very basic dishes, bones and tendons in all chicken pieces, both of us got food poisoning from prawns, always the same taste. Food always arrives too late and no flexibility in early dinners before 8pm; which realistically is rather 8:45pm. Breakfast options are extremely limited unless you proactively ask for specific dishes a day before 2. Beverages: no other alcohol than beer, but water is for free which is nice. 3. Water and electricity outages every 2-3 days without solution for some hours. 4. Rooms are dirty: even after 2x room service, cockroaches and their droppings are everywhere. Better don’t look below the bed. 5. No sea view as advertised and no usable windows in the room making it a spacious but sad accommodation staying inside due to food poisoning. NEUTRAL: there’s nothing to do in town. Place seems empty generally. Limited privacy during eating times as all guests sit together at a large table.

"Please make sure your communication is clear with this lovely hotel"

8.0

The bungalow is large and has places to hang clothes and a luggage rack. The bed is comfortable. The atmosphere is serene and the pool lovely. Sitting poolside is very relaxing. I loved the outdoor bathroom, but I imagine that sometimes of the year it would not be so nice. There is a kite surfing beach, close by, but there were no shade, so not so good if you were just a family member. The lagoon, which is just outside the property is very picturesque, but is not swimmable, or a place to lounge. It is a very family friendly place to be if you have children.

There is no Internet, despite what they say. As other people have mentioned, the food was tasty, but very very expensive. While Staff tries to be very helpful, communication can be problematic. Jessie, the manager, is very personable, and really tries his best to be helpful. However, he was not there the first day and a half of my stay. For example, when I asked for a bucket to wash clothes in, staff said they had none. What hotel doesn’t have a bucket? Just to make sure they understood. I used Google translate. My boat and Jeep Safari never happened because of miscommunication. However, all of this can be overlooked. The Sri Lankan economy has suffered terrible losses in the past several years and people are trying to make a living. And the technology, which most developed countries take for granted is lacking. What could not be overlooked was the fact that my Sri Lankan friends were told that locals were not allowed. (16 of the available 18 rentals were available). This was reinforced by the staff when I arrived. I attempted to clarify this with the manager a couple of days later, and he said this was not the case. I was there to bear witness to the initial refusal. Again, I don’t think this was done with malice. I think there was miscommunication between the reality of the policy, and the specific circumstances
