"Exceptional"

We had a wonderful stay with Bill. His home was excellently located in hurricane, close to Zion and all the dining options. If we ever find ourselves in the area again we will 100% be staying with Bill. As 2 young female travellers we were at first a little apprehensive about staying in a random home, but the cost was something you could not beat. On check-in day we misread the correspondence with bill and failed to notify him of our arrival time. When we got to the house, hoping he would be there he was already standing on the driveway waiting to welcome us. As we pulled into the driveway, per his instructions, Bill disappeared. Once we collected our bags and went to the front door, Bill was waiting seated on the stairs for our lesson on how to use the automated keypad door. We did many trials of opening the door and when he was satisfied that we could get the door open, we entered the home. At first the trials were a little odd, but in hindsight it was so sweet that he wanted to make sure we were never left outside in the dark. The home and our rooms were clean and the beds were very comfortable. We stayed in the Tesla room, it was a spacious room with a patio door to the outside. The theme of the home was Western Cowboy which is very fitting for the city. Furthermore, the bathrooms were completely stocked with the best selection of in-shower amenities. We felt very safe the whole time as there were locks on the door and cameras in all the common areas. As newcomers to the area, and with plans up in the air after our hiking permits for Zion were denied, Bill kindly provided us with recommendations to make our time in the area a success. We followed his advice for the hikes we did and the places we ate and we could not have been more satisfied. If you need an expert in the area Bill is your guy.

If you choose to stay with Bill you should realize this is his home. As an avid photographer his creations cover the wall and you’ll pass by his workstation as you come and go. However, this was not a concern it was nice seeing Bill and telling him about our day. He never imposed and give you your own space. You also have your own privacy and are free to come and go as you please but you have to remember that ultimately even though it is fashioned as a “hotel” this is his home, so be respectful as he tries to accommodate all of his guests. In all, Bill was very friendly he made us feel safe and he made our trip a great experience. Bill has a very cool backstory so be sure to chat with him and you’ll learn something new. He was also available 24/7 as he gives you his phone number. Check-out was very easy as you just have to send him a text. Also Bill thought we forgot something in the room and offered to mail it to us, which was very kind. If we had stayed at a hotel they would have thrown it out.

"Quiet & Clean."

Easy to find, close to main street through town.

The beds are jus a bit tall for average height ppl, meaning around 5'7"...but comfortable beds. Parking is a bit steep.

"Avoid unless absolutely necessary."

The host was very nice.

The property was very messy and I did not feel comfortable staying there, so I left and went to another hotel for the first time in my life. Essentially you are in somebody else’s house with all their stuff and it wasn’t very clean. Not up to my standard and expectations.

"Not Worth the Savings, Cannot Recommend"

The view of the mountains.

We booked a 2-bedroom room only to be told if we wanted to use the second bed there would be an extra fee. I don’t know why this is a thing, assuming couples if not more than 2 people. So then he called and “upgraded” us to the Master (still only one bed). Which was so high off the ground, it literally undid my chiropractor’s work (not exaggerating). Couldn’t sit on the loads of furniture everywhere (zero support with old pieces + a day bed instead of actual tables and chairs). The showers smelled like mildew. We had to open the sliding door to 44 degree weather to stay cool at night. Flickering “candle” lightbulbs everywhere. Couldn’t even see the toilet with the light in there. The rail on the balcony is loose. There’s a weird ladder against the bathroom balcony with fire escape instructions? Had the gall to tell me the day of our arrival that there was a communal living room and full kitchen. It was curtained off. I peeked only to see what looked like the beginning of an episode of hoarders. I couldn’t have reached the kitchen if I’d tried. He has work stations upstairs and downstairs, always seemed to be there, and I felt like we got very little privacy. No perfume allowed, no tvs, no music, no loud talking. Towels were scratchy and old. While the host was NICE attitude-wise, the setup was aged, uncomfortable, and inappropriate. Even accepting I’d not get my money back, we checked out early and shifted to a local hotel in the heart of town.

"The Zion House or Sundance House (or whatever he’s calling it now). It’s tragically horrific."

Oh, where do I even begin? For starters, I was given the boot for reasons that remain to me unknown after only three nights of my one-month stay. Truth be told I’d spoken to booking.com to try to arrange a refunded cancellation after my first night there; the lack of locks on bedroom and bathroom doors, the rather questionable placement of many cameras which the host, Bill Tucker, seemingly sits and monitors from his vantage point right outside of the guest rooms and “kitchenette” 24-7 (you literally cannot make a movement in here without him being aware of it and that includes baths, bathroom visits and the times you come and go from the residence which he seems unduly concerned about — all those things gave me pause enough that I would have sought accommodations elsewhere would a refund have been possible. Sadly, that wasn’t going to be an option so I sought to make the best of it despite rules such as no cologne, deodorant or aftershave, no television, no music, etc. being rather limiting to my enjoyment of the place and the overbearing, over-talkative host being —I’ve no other word I can use here, Bill — creepy, I was set to try to tough it out. $1200 is a lot of money. I shouldn’t have worried. Bill gave me the boot a day later and got to keep the whole $1200 and rent out the room again. This set in motion like falling dominoes a whole lot of unfortunate events in my life. A cloud with no silver lining, this horrific stay. Needless to say, I don’t recommend the place. Do a bit of research on it. I wish I had.

"Good option for Zion NP"

Room was clean, bed comfortable, bathroom was one of the best on our holiday. The owner sent some good tips on walks to do in the area. The property was well placed for what turned out to be a busy time in Zion NP

The owner lived on site and the communal area was very cluttered.
