Carvetii - Borthwick House - Ground floor flat

Please don't stay here if you want a relaxing holiday. No soundproofing so a lot of noise from upstairs. The children constantly run around and jump off furniture until at least midnight every night. Then there was a mass brawl upstairs with at least 5 adults- women and children screaming and police in attendance. Not what you want from holiday accommodation.

The flat was comfortable and easy to find ,only 5 minutes car trip to Kirkcaldy,

Unfortunately the upstairs neighbors were extremely loud from first thing in the morning until late at night ,loud banging and kids running riot across the whole flat upstairs, kitchen could do with more trays for cooker and a few more dish towels,1 wasn't enough

Comfortable and quite spacious room, not too big and not too small. There were sufficient kitchen utensils supplied.

There was no wifi at all during our stay. The reuter status was red all time. Host should have checked the wifi connection before renting the house to other people. It’s too late to start looking for a new reuter when our stay has started.

Location was ideal, quite close to the beach

Flat was of good size for our party of 6 with a nice living room and comfy seating. The location was good for access to the beach, the local Co-op and the train station. The bed linen was fresh, with mattress protectors.

Very loud noise transference from the flat above til late at night, including children running and music. The Wifi did not work for the duration of our stay, despite reassurances. This meant that we could not access a streaming service on TV (there was a Freesat box) and could not log into work from the property. Lack of kerb appeal with a very overgrown communal garden, and pathway strewn with litter including broken glass and a decomposing dead bird, such that the children could not play outside. First impressions are important, and we were so disappointed with such a poor welcome, which was reinforced when we entered the dirty, smelly lobby. However, the interior did improve, but still fell short of what I would expect from a Booking.com property. There was a shortage of mugs and cutlery for our party. The fridge wasn't big enough to accommodate food for our party of 6; the top freezer compartment defrosted overnight, and overall the fridge didn't seem reliable as drinks were not cold and butter was soft on occasion. The tin opener did not work. There was a brown, unsightly water stain on the ceiling. It was a decent sized kitchen, but tired and could be much improved. There is an internal bathroom with a dusty, inefficient extractor fan. This meant that after the first shower the walls were streaming. The shower is over the bath with the need to open the shower screen to access the controls resulting in water escaping onto the floor, such that the floor was also wet. The shower was not the best as the shower head did not swivel. I would also have liked a rail to help getting into and out of the bath. Whilst the bed linen and towels were clean and fresh, there was a dirty curtain and cushions. The property guide was not on coffee table as detailed, a pity not to get necessary information. Four of our party cut their holiday short due to the lack of Wifi and the disturbed nights caused by the noisy residential neighbours.

Excellent value for the money, would definitely book and stay again

The apartment was very spacious. Very big kitchen with everything we needed. Unfortunately we didn't realise that the freezer wasn't turned on and all our frozens defrosted. Big living room with full sized dining table and comfy sofas. 3 bedrooms and the beds were comfortable. Shower had plenty of hot water but was a bit tricky to avoid water getting on the floor. A grab bar to assist getting in and out of the bath tub would be good. Location was just a short walk from the station to catch a train into Edinburgh for the day. Small supermarket on the way to the station. Overall convenient and a pleasant stay.

It was difficult to know which building was Borthwick House as there was no sign. We looked for the key box beside the main entrance and couldn't find one. Eventually tried the front door, which opened and then found our apartment with its keyboard inside. Instructions could have been clearer for someone unfamiliar with this type of property. The entry into the building was dirty with a lot of rubbish on the floor and smell of cigarettes. However inside the apartment was very clean. A lot of noise from the apartment above. Sounds of vacuum cleaner, running footsteps, conversation and music.
