Great location good staff great pool very clean

Nothing really room could do bit updating in bathroom that's all but rest was good

24 hour guard/reception. It's a save place

I liked everything

Pros: Very big and spacious rooms. Very good facilities and amenities in and out of the room on the property. Very quite at night. Good location (night market, beach and “7Spa” is just 5 to 10 minutes walk away). Stayed there first time in August 2023 for 1 month on my holiday in Pattaya. Had a lovely and comfortable stay. Collected the room key from friendly and helpful security at the entrance. Accommodation looks little bit old and rundown in some places but comfortable and spacious and good value for money. The bed was super big and comfortable with really big and good mattress (enjoyed it) and really liked big mirrors by the bed. Washing machine in the room was a big help for me and air conditioning was very cool and powerful. I had all the utensils I needed to eat or drink in the room. I had even small stove in the kitchenette. My impression was that the manager and the maintenance staff doing their best to continuously maintain and improve it during day (except weekends). I had all the amenities in the room (see my photos) and good facilities on the site. Friendly and helpful staff and manager who can help and arrange anything you might need. As I understand he has been there for a long time and has very good knowledge of the area and contacts with locals. Good location. Has quite big open night market just 5 minutes walk away where I could buy all the food/drinks and cloths/things for everyday and even souvenirs. Nearest beach is just 10 walk away and “7 Spa” (the second best Spa in Pattaya according to “TripAdvisor”) is just next to night market (I had been there and it is really good). Also like the small fish pond at the entrance (see my photos) and the big swimming pool. Extra services were available for extra pay too: Room cleaning. Car or motorbike rent. Taxis pick up and drop off from and to the Airport and more. Even massage in the room can be arranged too.

Cons: NON REFUNDABLE BOOKING. Slow and sometime even unreliable Wi-Fi connection in the room. Low water pressure in the shower and toilet when flash (I stayed on the 3 floor). No hot water in the shower or tab (just warm). Rooms are not sound proof. Noise during day. Some staff (like security) does not speak English - was hard for me to communicate sometime. It quite noisy sometime during day and rooms are not sound proof (not the best place if you are going for a night life there and want to sleep during day time). You need to keep in mind that it is a non refundable booking which means if you change your mind or something will go wrong you will not get the money back. In 2019 (before the COVID lockdown) I booked and fully paid 1 months stay in August 2020 but could not go for a holiday because of the COVID pandemic and travel restrictions. I could not claim the money back because when I made the booking I had to accept that it is a “NON REFUNDABLE” booking. So I lost the money for the August 2020 booking at “Jomtien Hill Resort”. If you will leave the room key with security when you finish your stay you will not get the 5000 baht security deposit back. You need to ask to check your room and talk about your security deposit before you leave the room key.

Place is great, good value for money, excellent location very close to restaurants and bars. The beach is a 5 minute walk. Facilities are great private entrances. Host is easy to deal with and friendly, highly recommend
