Location and only location

Avoid This Property – Unprofessional Management & Poor Conditions ​Rating: ★☆☆☆☆ (1/5) ​I would strongly advise against staying at this property. Our experience was a series of failures from the moment we arrived, and the owner’s refusal to provide a refund despite the documented issues is incredibly disappointing. ​The Check-In Disaster ​Despite an agreed 3:00 PM check-in, we arrived at 3:04 PM with no access code or parking information. The owner, who had been responsive earlier that day, went silent. We were left waiting outside with our children, and even Booking.com customer service couldn’t reach him. When he finally called back, he blamed the delay on the cleaner "having a bad day." To make matters worse, while waiting for the key, my children were threatened by a passerby/local, making the initial experience quite distressing. ​Substandard Living Conditions ​Upon finally gaining entry, the property was in poor condition: ​Cleanliness: The floors were dirty and the showers were covered in mould. ​Missing Essentials: This property is advertised for 6–8 people, yet there were only 3 plates, 3 bowls, and a few mugs. ​Broken Amenities: We couldn't cook for our family because the microwave was rusty and didn't heat, and there was only one frying pan. This forced us to spend an unplanned £67 on a meal out. ​No Basic Utilities ​The final straw was the lack of hot water. The owner came out at 9:00 PM to ignite the boiler, but it failed again just an hour later. When I informed him we would be leaving the next morning due to the uninhabitable conditions, he simply stated the booking was "non-refundable." ​The Verdict ​A 2-night stay shouldn't require an engineer visit and a DIY cleaning crew. Booking.com agreed a refund was appropriate, yet the owner continues to refuse. Save your money and your sanity—book elsewhere.

The beds were awful. The two single beds sucked so much keeping them awake. Poor quality thin floppy pillows. Heavily stained sofas. Dirty shower.

Great central location, very helpful owner, spacious and comfortable

Had some mould issues in one of the bathrooms and the flip side to the central location was that it can be a bit noisy late at night when the pubs empty

The apartment was very comfortable and spacious, very clean and in a wonderful location. The host was very kind and communicative. It was easy to locate (through Google maps directions) and the instructions to access the property and key were easy to follow. It was a little tricky with the parking, I didn't understand what "any P7" meant, however was able to find parking in the street recommended by the host. The cost of parking was attended to by the host by notification of my hire car registration details, which I very much appreciated so that I didn't have to stress about paying for parking or receiving a fine. It was very cold the evening we stayed, with only small fan heaters (which heated a bedroom very well but not the main living room), and in one bedroom room the heater didn't work. This wasn't a major issue, we all just went to bed early, however there was only one additional duvet. Again, not a major issue, we were all comfortable and well-rested in the morning. I would definitely stay again.

"After such a positive stay in 2024, we were really looking forward to this year…unfortunately this year was only filled"

A group of 8, who were really looking forward to the stay, as we had stayed here the previous year and had nothing but good things to say. However 2 hours before check in (11am as we had payed for an early check in), I received a text from the host to say we were unable to stay in the property, and they would give us a refund. Bear in mind our whole party was on route to Stratford. The host was then uncontactable for the next few hours. When the host finally replied there was a lot of back and forth for the rest of the day until approximately 8pm when we were told we could stay there that night but had to check out the next morning. The reason, I was told we could not stay was there was a leak in the second bathroom. Multiple times i stated two bathrooms were not necessary and we could get by with just the one for our stay. Throughout my contact with the host, it did not seem, they saw cancelling our booking a few hours before our check in to be a big deal, when in fact it caused a lot of upset and stress, in what should have been a fun few days away with a group of friends. It was so disappointing, as the previous years stay had been so enjoyable, and the host was so lovely and friendly. This seems like the perfect apartment, especially for a large group of people, but this experience has really left a bad taste in all our mouths. I’d have to say even though our first stay here in 2024 was so positive, due to the outcome of this years stay i would not recommend booking.
