Very clean and beautiful room with own bathroom. Friendly owners. Doesn’t feel centrally located, but it is max 10 mins walk to center.

Little bit unstable warm water but it is fine to shower and wash hairs.

Yes, the rooms are pretty, but it is not worth dealing with extreme disrespect and shouting from the hosts just to enjoy nice rooms. I would much rather pay more money to stay at a hotel than deal with aggressive behavior. Their home is large and quite nice, and they clearly are not a couple who is strapped for cash. Their stinginess with amenities can only be explained by the arrogance and entitlement that comes with having more money than the people around you.

The hosts were aggressive and lied about the amenities listed on Booking.com. We had to ask multiple times to receive a small hair dryer (that overheated after 30 seconds of use) and shampoo and conditioner, amenities that are usually waiting for you in the room at most guesthouses or hotels. Later, when my friend asked to do our laundry there, the host's wife began shouting at her and refused to give her any detergent. Have you ever been laying in bed in the morning on vacation only to hear your host shouting and arguing with your best friend? I can assure that that experience is a vacation ruiner. Keep in mind that all the amenities I have mentioned were listed on the Booking.com listing, and we were not demanding things that they had not said would be available. I have done a lot of travelling on multiple continents, and I have never encountered the arrogance and aggression we were subjected to by our hosts here. These negative interactions left us anxious and on edge and ruined our stay in Tbilisi.

Incredibly friendly and accommodating family. The lack of English is not a problem, as some people have mentioned in previous posts. Their son speaks decent English anyway if you need help with enquiries. They allowed us to store luggage when we went to Kazbegi for a few days. The room is comfortable, clean and air-conditioned. The property is about 15 mins walk from the Old Town but it is right next to the huge cathedral, which is worth a stroll around both at night and during the day
