The property and owner were immediately inviting, warm & welcoming ! Lovely additions throughout the property including the actual room, every extra provided.

It would have been even more wonderful if the parking restrictions were better.

"Fabulous"

This property was an excellent find. The owner, Sue, was lovely. She met us at check-in and showed us to our room explaining how breakfast worked leaving us a menu order. Having a fridge in the room was a bonus. There was even a bottle opener and wine glasses. The breakfasts were fabulous. I especially liked the soaked oats with Greek yogurt and fresh berries. The quality of the bread was good. The towels were lovely and fluffy and there were even dressing gowns in the wardrobe. The docking station for charging my phone was a great feature….no cables needed. Sue kept in touch with us during our stay and if we needed anything we just had to ring her.

The only negative would be the road as it was very busy, but that was our choice as we chose the 4 poster room. Thankfully it did quieten down at night. 2 good night sleeps.

"Well run luxury guest house with real character"

Great location near to the middle of Penrith . Characterful room with comfortable bed, very clean with lots of attention to small details . Excellent, tasty breakfast with great choice. Sue is a super host .

"V pleasant place to stay and well looked after"

A good quality of decor, so a very pleasant visual experience- property well maintained and nice effects including full height mirrors. Excellent dining facilities. A lot of time had been devoted to detail and the breakfast too
