Breakfast was very nice$, location and room wonderful. Our host, Fabrizio was charming and most helpful.

In the more than 15 years we have used Booking. com. we have never encountered such a disappointment as this place. We were unable to stay as the room and in fact the whole premises was unsuitable. The stairs were steep (not a problem) but no handrails and quite uneven. The costs was taken out 30 days prior to our arrival and no refund was given the customer service from Booking.com was unacceptable. The description of the place on the website is misleading so therefore we can only warn potential guest to be aware of these issues.

Fabrizio was an excellent host and went out of his way to welcome us and make us feel at home. Great location and we loved the villa's history and character.

We couldn’t have asked for a better experience! The house has so much history and character. You can walk to everything you need, past wildlife and wildflowers, making the ease of our stay perfect. We could even see Spello from out window and our daughter said- I feel like Cinderella! Our host was so intentional to give us all the details and history we could need. It felt like staying with a family.

All was great

We had a great time in this special place, which has a lot of character, history and charm. It is perfectly located with only an easy 10 minutes walk max. to the old town. Our spacious bedroom was really lovely with nice wooden furniture and a comfortable bed, and all was very clean. The bathroom had a good shower. Ample breakfast with good coffee was taken in a cosy dining room. We enjoyed very much the friendly welcome by Fabrizio, the owner of the place. He gave us very useful information about the best things to see and good advice for of a selection of good restaurants. We recommend this place without hesitation, and it was really nice to experience such hospitality.

A note - not a negative - there are two sets of steep uneven stone stairways to reach the accommodation. Some doorways have two narrow doors that need to be opened up to make movement with luggage easier or if you are larger build. If you have mobility challenges, the stairs and doors could prove difficult.

Fabrizio at Villa Pandolfi Elmi was an amazing host . He was kind considerate and caring .He took me to and from the station both on arrival and departure and when I explored the neighbourhood towns . On arrival he took me to the town square for coffee and cake . The property itself is a beautiful old country house ,an easy 10 mins walk from the old town of Spello . It was spotlessly clean and comfortable. My bedroom was large , private pretty with lovely views. The breakfast room was pretty and the fridge well stocked with tea and coffee , juice available 24/7 . The ambience was beautiful.
