"the place needs a major deep clean , decluttering ,new furniture ,freshening up , damp proof course"

Had to write negatives here too as not enough room ! On arriving at the stables we were greeted by the cleaners and another lady who we assume was the owner . The cleaners gave us a warm welcome but the owner ignored us and never spoke to us the 4 days we were there ! The cottage smelt lovely on arrival which we now think was to cover the smell of damp . We all had a problem in each of the 3 bedrooms. Bedroom 1 upstairs (with the bath )was infested in wood lice and fungus gnats , spiders and cobwebs The bedroom was very draughty and cold even with the heating on . Behind the bath was a joke with months old cobwebs 🕸️ (see pics) and a plastic pot . Every evening we had to kill about 20 fungus gnats and half a dozen wood lice before going to sleep ! We couldn’t use the wardrobe (if u could call it that !) or drawers as they stunk of damp . Bedroom 2 (upstairs) was full of cobwebs . The bed was an accident waiting to happen and it did it collapsed on the first night ! We then saw there wasn’t a proper base on it , it had an odd base from another bed resting on it that had large T brackets screwed into the bed to “hold “ the mattress and base on ! When the bed collapsed from just sitting on it the whole thing tipped up sideways and those brackets bent and could have ripped someone’s legs open ! At 1am we had to put the bed back together and pray it didn’t go again! Also the blinds were mouldy in this room . There were toiletries left in the bathroom that wasn’t appropriate, mouthwash , toothpaste that had been used ! In bedroom 3 (downstairs) similar issues , full of fungus gnats, couldn’t use the wardrobe or drawers as stunk of mould , bathroom was full of cobwebs .

Then we get to the living room which was so dated and the sofas very uncomfortable. There were lots of muck under the sofa cushions , we found a half empty pack of baby wipes under one also food debris and sticky stuff … !! The place was full of cobwebs and spiders that had been there months ( see pics ) the room was full of clutter that didn’t need to be there , old games from the 80’s that were incomplete, loads and loads of old books ,magazines at least 3 years old . Place needs decluttering as it’s not needed in a holiday let . The telly was ancient and needs a newer one . There was a karaoke machine from the 90’s that didn’t work properly . The lovely log burner had no fire lighters or kindling, we did get it going but smoked the whole room out so there’s an issue with that too ! Then moving on to the kitchen which looks the part but when u go in the cupboards the mould / damp smell hits u ! We had to wash everything before we used it as plates cutlery and pans were not cleaned properly. Also no frying pan only a wok , difficult to do a fry up when there isn’t a frying pan ! Eggs stuck to the wok lol ! We found half a bowl of dirty sugar in the cupboard along with lots of half used items . There was a 3/4 bottle of tonic water in the fridge ! Don’t want to use other people’s left overs thanks ! Then whilst trying to make breakfast a dog walked in the kitchen! Surely this isn’t right ! The poor thing looked like it had mange or a flea allergy as half its back end was bald and red and sore ! We then saw it walking about on its own around the gardens and in front of where we parked our cars . We had to keep it away as we reversed as no owner in sight …. The gardens and patio area could have been lovely but these were also neglected with a rotting patio set . Also a large open pond that could be a hazard if you’re taking children or pets .

"Potential for an absolute gem, after a little TLC."

The location was absolutely fabulous even if the hill was a killer after a few drinks in town. The kitchen has been redone although full of items in the cupboards you wouldnt usually get in a holiday let. Pets (dog) are allowed. Rooms were well proportioned and the property could be an absolute gem with a little bit of attention

The property smelt musty and was in serious need of a proper clean, air out and dry out specifically the downstairs bathroom which was mouldy. The property had old furniture which could have done with being updating as the springs were gone in a couple of the sofas and a chair broken in the dining area. Watch your head on the random cupboard in the kitchen - several members of the group hit themselves on this throughout the stay. The garden was gorgeous but overgrown making it dangerous especially at night with no outside lights. Even accessing the building was difficult with the amount of clutter outside the doors.

"lovely property close to town"

Lovely stable conversion only a few minutes walk from town Very comfortable

No hot water although we eventually found a control panel. Should have been switched on prior to arrival or pointed out to us. Oven dirtyeaned - fat and cheese on trays

"Lack of upkeep let's it down"

The location and individual bathrooms. The kitchen was well equipped.

The cleanliness was not the best. The lack of outside lighting made the garden steps dangerous at night. Plus the garden has definitely seen better days. The lack of bulb on the landing at the top of the stairs was another hazard, as was the chair placed at the bottom of the stairs. The furniture in the living area has seen better days and makes you wonder if they comply with fire regs. Some listed facilities were not available, water bottle. Chocolates, ipod dock, games console. Coupled with no welcome pack left us feeling there was no care being taken of the accommodation especially after reading the same issues being raised by others and no changes have been made.

"Overall we enjoyed our stay, for those wishing to venture further into the lakes it’s a great location, peace and quiet"

Great location on the edge of town, only 10 mins walk to local bars and eateries, although some may find the location rather hilly it was ok for us. Free on site parking within the spacious walled garden is a good bonus. Rooms are a good size, each with its own en-suite shower/bathroom.

Generally finished to a high standard we felt it could do with some TLC, ie loose door knobs on main bedroom wardrobe, some curtain poles and blinds need attention/ refixing, couple of light bulbs need replacing in lounge area, grill element on cooker needs replacing. Nothing major but need some attention.
